Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans. The southernmost parking stall does not have proper vertical separation for the back up spur. Vertical separation between the PAAL and pedestrian use area is required, along with 3ft of clear vehicle overhang. See UDC Art 7.4.6.4 vehicle use criteria. 2. The pedestrian circulation at the back up spur location is reduced to less than 4 feet. See TSM Sec 7-01.9.0 for vertical separation of pedestrian use areas. Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape and NPPO Section review comments have been addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. For the updated parking area please add one shade tree to meet the standard of 1 tree to every 4 parking spaces. Select a shade tree from the ADWR drought tolerant plant list and include a detail for a tree planting. If an example detail is needed, then please reach out and I will email one to you. Currently the planter island that is provided for the tree at the south end of the parking area is only 3’ wide. The minimum width is 4’ per City of Tucson code. Adjust this width for tree health with the next submittal. 3. Include a construction detail showing root barriers for trees located near hardscape areas. Include a drip irrigation plan and applicable details for the tree planting. 5. Depress the tree planting area 4” to 6” for rainwater harvesting. If feasible grade the new parking area and new sidewalk towards the depressed tree planting area and provide a curb cut inlet on the parking area side. 6. Specify inorganic ground cover for the depressed planting area. Example: 2” depth of 1” screened rock. 7.
