Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO SECTION PREVIOUS REVIEW COMMENTS NOT SATISFIED: 1. (#3) APPLICANT RESPONSE: THIS WILL BE A DEFERRED SUBMITTAL. - A deferred submittal for the irrigation plans will not meet the standards for this review. An irrigation plan, details and specifications are required per UDC Administration Manual 2-10.4.2.C and Technical Standards Manual Section 4-01.4.2, Irrigation Standards. The irrigation plan set, and details need to be part of this overall Development Package for review and approval. 2. (#4) APPLICANT RESPONSE: CURB CUTS HAVE BEEN ADDED TO SITE PLAN IN ORDER TO MAXIMIZE RAINWATER HARVESTING. SEE SHEET C300. SEE DETAIL ON SHEET C805. - Please add a callout to the curb cuts on sheet C300 and within that callout, reference the specific detail numbers/detail names on sheet C805. This coordination between plan and details will help the contractor during installation. 10/07/2024 | External Reviewers - Arizona Department of Transportation (ADOT) | REVIEW COMPLETED | Good Afternoon, Thank you for the opportunity to review. ADOT has the following comments on this DEV; Thank you for providing the updated TIA. The TIA recommends two entry lanes into the Roundabout for Tucson Marketplace Blvd. ADOT agrees with this recommendation. The Site Civil Plans (BassPro TucsonAZ CivilPlans 3.pdf_v3.pdf) need to be updated to include the two entry lanes. Currently, they show one entry lane. Please update the Site Civil Plans to reflect the two entry lanes. A Signing and Striping Plan will need to be included in the Site Civil Plans. Currently, they do not include any. It is anticipated that the intersection is re-striped upon completion of the connection. COT DTM may provide additional comments regarding the remainder of the Site Plan and TIA. 09/30/2024 | Traffic Engineering Review | REVIEW COMPLETED | Nothing documented or reported in the TIA should preclude or delay the development of the Bass Pro Shops development project. • The TIA was not explicit on whether a traffic signal is warranted at E Tucson Marketplace Blvd and ML King Jr. Wy or under what traffic conditions (Existing Conditions 2024, 2025 No Project, or 2025 With Project). • Traffic Engineering Division conducted a warrant analysis using the existing 2024 count data contained in the TIA and found that warrant(s) were met for a traffic signal at E Tucson Marketplace Blvd and ML King Jr. Wy at this time. • Bass Pro Shops should consider partnering with the owner of the existing roundabout at E Tucson Marketplace Blvd to implement recommendations to improve safety and operations.
