To whom this may concern,
Thank you for the opportunity to comment on TD-DEV-0424-00132, the development plan for a
grading plan at 905 East MacArthur Circle. This development is located in the N.W. quarter of
the S.W. quarter of Section 31, Township 14S, Range 14E, of the Gila and Salt River Meridian.
The development site occupies parcel number 132-16-6490, covers approximately 0.471 ±
acres, and is zoned as Light Industrial Zone (I-1). The nearest major roadway intersection is
South Park Avenue and East Fair Street, approximately 300 feet to the northeast of the subject
development.
This site does lie within the Tucson International Airport avigation easement requirements and
public disclosure area, and FAA traffic pattern airspace.
The Tucson Airport Authority approves the proposed project and is not requiring a resubmittal.

There are existing facilities within the development which are depicted upon the plan, there are no apparent conflicts at this time; however, please note that Seq. 20180110137 and Bk. 6313 Pg. 928 will need to be added as it falls within parcel boundaries. Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer. To apply for electric service, please call the New Construction department at (520) 918-8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans. NPPO COMMENTS:
1. An NPPO or an NPPO waiver is required per UDC 7.7.3-B. A Native Plant Preservation Plan, Section 7.7.4, must be submitted and approved or a request for an exception from the Native Plant Preservation requirements shall be approved in accordance with Sections 7.7.3.D.3 & .4 of the UDC and Administrative Manual Section 2-11.0.0 prior to Grading Plan approval. PDSD will provide the applicant with the NPPO Waiver form upon request.
