Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans.

10/24/2024 ROW Engineering Review REQUIRES RESUBMIT 1. Show compliance with UDC Code for Hillside Development Zone Overlay development section 5.2.
a. Label dimensions for distance between eastern house and top of south slope.
b. Label width for proposed driveway for western building pad.
2. Describe type of survey marker and label as existing.
3. IBC code chap 18: Provide the geotechnical/soils engineering recommendations, design, and report for the following:
a. Provide / label geotechnical setback recommendations from slopes to edge of right-of-way.
b. Provide recommendations for both building pads for setbacks from proposed / existing buildings to top of fill slopes and bottom of cut slopes.
c. Distance from existing building pad to slopes should meet IBC codes or geotechnical recommendations. Provide geotechnical recommendations for existing building pad design considerations and associated stem wall depth and other construction requirements next to top of fill slope.
d. To prevent loose rock rolling into the public roadway and prevent slope failure, provide slope stability assessment for constructed and existing slopes and associated recommendations.
e. The land has been cleared of vegetation and significant rilling, and sediment transport is occurring that is causing sediment to enter public right-of-way. Provide geotechnical slope erosion protection assessment and associated recommendations.
f. Include recommendations for filter fabric for rip rap slope or grouted rock design. Assure thickness of any grouted rock slope is a minimum of 2xD50.
4. Explain and show on plans how runoff will be accommodated to prevent erosion and sediment transport into right-of-way.
5. Provide cross sections to include existing pavement and right-of-way.
6. Label sight visibility triangles and explain compliance to SVT regulations Tech Stnds sec 10-01.5.

05/21/2024 Site Engineering REQUIRES RESUBMIT 1. As this parcel is in the Hillside Development Zone Overlay please submit the Average Cross Slope (ACS) calculations and show on the plans.
2. Show existing conditions contours and label all elevations on planview with proposed conditions with labeled elevations. The proposed grading along the north side of the 15’ wide driveway doesn’t appear to reflect the grading work that was done prior without a permit. Revise the grading to fully capture the grading work proposed and done previously.
3. Revise the general notes to reference the city of Tucson instead of Marana and Pima County.
4. Revise the NPPO notes that state that there are no Sahuaros on site within grading limits as it is not accurate.
5. Note the location of the existing Saguaro cactus on planview.
6. Show and dimension the interceptor swale required at the top of the proposed cut slope just north of the proposed house on the plans and on Section B-B.
7. Provide the geotechnical/soils engineering recommendations, design, and report for both the slope stability of the cut just north of the proposed house and the soil stability behind the slope, as well as proposed recommendations for slope erosion protection design.
8. Show proposed spot elevations, proposed slope grades, and flow arrows on the plans the drainage design and proposed flow patterns around the proposed house and down the driveway.
9. Provide more cross sections along the driveway including where the existing house is located along top of slope embankment.
10. Provide additional cross sections for all details and slopes.
11. With the surcharge of the driveway the proposed retaining wall will require a separate structural assessment, design and retaining wall permit submittal.
12. Provide details of the proposed retaining wall and proposed slope stability as well as the proposed erosion protection measures.
13. The slope behind the retaining wall will need to be analyzed for stability. Provide the structural/geotechnical design and report with the next submittal.
14. For City of Tucson transportation requirements, provide engineering setback for southern slope from the public roadway which accommodates safe traversability and sight visibility for existing roadway.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. Ensure that Zoning, Engineering comments and concerns are addressed prior to landscape section approval.

2. Provide the development package case number, TD-DEV-0424-00129, adjacent to the title block on all sheets. 2-06.4.3

3. It is recommended that a native plant professional is used to help in the NPPO preparation. You will need to provide an NPPO mitigation plan for the plants that have been demolished without a grading permit. This can be accomplished by using an aerial photograph that shows the sites pre-disturbance and replacing the protected plants at a ratio provided in the UDC 7.7.5-1 PROTECTED NATIVE PLANT PRESERVATION CREDITS AND MITIGATION STANDARDS. You have preserved the saguaro in place, and it should remain in its current location, with protective fencing to avoid disturbance to the saguaro during the rest of the construction phase. See UDC 7.7 for Native Plant Preservation Requirements for reference.
