Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO COMMENTS: 1. Ensure that Zoning and Engineering comments are addressed prior to landscape section approval. 2. After reviewing the aerial imagery on-site, it appears that there are native trees on the south side end of the property that may be disturbed while constructing the new storage room. Add a note to the Site Development Plan that states: If any of the native trees are disturbed/destroyed, replace at a 1:1 ratio. | 07/23/2024 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Madaras Gallery – Storage Room Addition Development Package (2nd Review) TD-DEV-0424-00127 TRANSMITTAL DATE: July 23, 2024 DUE DATE: July 26, 2024 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 6, 2025. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 1. Zoning acknowledges that Specific Use Requirements note 3 was provided. Clarify what the reference to 1-06.4.7.A.8 is for. COMMENT: 2-06.4.7.A.6.a - As Swan is designated as an Arterial on the COT MS&R Map provide a general note on the cover sheet stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R) 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2. The bicycle parking calculation is not correct and should be based on each use on site. Also the calculation shall include the number of short- and long-term spaces provided. COMMENT: 2-06.4.9.H.5.d - Provide a short- & long-term bicycle parking space calculation for the entire site. 3. This comment was not addressed. Zoning acknowledges that you show minimum setback lines. Provide the actual setback dimensions as it appears that a Design Development Option (DDO) will be required for the south perimeter yard setback. Until this dimension is provided Zoning cannot provide the needed comments for you to submit for a DDO. COMMENT: 2-06.4.9.O – Provide perimeter yard setback from the proposed addition to both streets. Additional comments may be forthcoming once provided. 4. This comment was not addressed.
