First flush retention compliant with DSSDR chapter 2 is required for the new impervious surfaces from the expansions. Please provide a drainage statement showing that the first flush requirements are being met. 2. A floodplain use permit will be required for the development. Please apply for a floodplain use permit on the TDC Online portal. For reference, the elevation of the buildings will be required to be certified by a registered land surveyor during the construction of the building, after permitting has been done. Please provide an expansion calculation for the building floor area. If the building floor area expansion is greater than 25%, the entire site must meet standards in TSM sections 7 and 8 as well as UDC section 7. The following comments will apply if the building floor area expansion is greater than 25%: 3. Pedestrian circulation is required to connect all buildings, dumpster areas, and the sidewalk on the street frontage per TSM 7-01.3.3. Show a continuous pedestrian path. 4. The pedestrian circulation path must have adequate protection for pedestrians per TSM 7-01.3.4.2 this must be accomplished with six inch curbing, bollards, or another form of physical separation. 5. Provide waste stream calculations compliant with TSM 8-01.8. Please note that although recycling service is not required, the site must provide capacity for recycling service so a double enclosure or two single enclosures will be required. 6. The site was previously developed and will require an NPPO Waiver form. PDSD will provide the applicant with the NPPO Waiver form upon request. 4. A landscape plan is required per UDC 7.6.2.B.1-b. The Unified Development Code requires all new development, or an expansion of greater than 25% of an existing development to submit a landscape plan, UDC 7.6.2. Preparation of the landscape plan shall adhere to UDC 7.6.4 and Administrative Manual 2-10. 5. Provide the required number of trees in all vehicular parking areas (1 tree to 4 parking spaces) per UDC 7.6.4.B.1. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.1.B.1, UDC Technical Standards Manual 5-01-.3.2 and UDC 7.6.4.B.1.a. 6. A street landscape border is required on W Miracle Mile per UDC 7.6.4.C-2 and Table 7.6.4-1. See UDC 7.6.4.C for landscape border requirements. There are trees and other plants within the existing street landscape border. With this addition to the development, ensure that the landscape border is updated to meet current UDC standards. 7. DTM approval is required for all planting or irrigation in the ROW prior to the approval of the development package. All landscape plans shall incorporate water conserving design as defined in UDC Section 7.6.6, Use of Water, and as described in the Technical Standards Manual 5.01-5.11. 9. A Commercial Rainwater Harvesting plan is required per UDC Technical Standards Manual – Section 4-01.3.0. and Section 5-01.0.0 Landscaping and Screening. Adherence to the Low Impact Development Standards outlined in Section 5 of the PCRFCD Design Standards is required. See below guidelines (A,B and C) for minimum requirements to meet the intent of the Commercial Rainwater Harvesting Ordinance: A.) Depress all landscape areas 6-9 inches. 6-inch minimum depth to include the 2-inches of organic or in-organic groundcover. B.) With the addition to the building, provide downspouts and splash pads for drainage off the building roof and direct the water to the depressed landscape areas. C.) Provide curb cuts for parking lot drainage into the depressed landscape areas. 10. The Landscape Plan should match the Commercial Rainwater Harvesting Plan as well as the Grading Plan. The Landscape Plan should have spot elevations in the detention/retention areas as well as in all water harvesting areas in the Landscape Plan. 11. Maximize the rainwater harvesting across the site into all landscape areas, including the street landscape borders and planting islands for the required trees in the parking area. 12. The Commercial Rainwater Harvesting Plan must utilize the Site Water Budget. See TSM 4-01.0.0 Exhibit A. The Site Water Budget is how the Water Department tracks the irrigation water use on-site, not first flush retention volume charts. 13. A separate irrigation water meter is required. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 6, 2025. 2-06.3.0 FORMAT REQUIREMENTS 1. If this is what is proposed, then include the commercial storage under Zoning Note 3 and provide the applicable Use Specific Standards. If you are not proposing the two (2) primary uses then revise the vehicle parking calculation to show what you are proposing. 6.
