COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 6, 2025.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

1. This comment was not fully addressed. Show the distance from back of spur to what appears to be a fence along the north property line, UDC Article 7.4.6.F.4.c. COMMENT: 2-06.4.9.H.5 – Fully dimension the new back-up spur shown at the east end of the vehicle use area north of building #3, UDC Article 7.4.6.F.4.

2. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation is not correct. Based on your response to prior comment 5 the use of the site is vehicle sales and rental. The vehicle parking calculation shall be based on the requirements of vehicle sales and rental found on UDC Table 7.4.4-1 under RETAIL TRADE USE GROUP.

3. The bicycle parking space calculation is not correct. Based on your response to prior comment 5 the use of the site is vehicle sales and rental. The bicycle parking calculation shall be based on the requirements of vehicle sales and rental found on UDC Table 7.4.8-1 under RETAIL TRADE USE GROUP. COMMENT: 2-06.4.9.H.5.d – Provide a short- & long-term bicycle parking space calculation on the plan.

4. This comment was not fully addressed. Provide a width dimension for the proposed sidewalk. COMMENT: 2-06.4.9.R – Provide a sidewalk that meets the requirements of TSM Sections 7-01.4.2 & .3 between Building 3 and the proposed vehicle parking space to the north, TSM Section 7-01.4.1.C.

Additional comments base on additional sheets added to the plan set.

5. COMMENT: Sheets 2 & 3 layouts do not match. Along the north side of buildings 3 & 4 and south of the buildings. Sheet 2 appears to show a sidewalk and space between the sidewalk and building, sheet 3 shows sidewalk covering the entire area between the curb and building. Also, south of the buildings the existing curb on sheet 2 does not appear to match the edge of pavement shown on sheet 3. Southeast area of the plan on sheets 2 & 3 do not match. Sheet 2 shows building #2 but sheet 3 does not. Also the vehicle parking layout west of building #2 do not match.

Tucson Electric Power Company (TEP) has reviewed and approved the development
plan submitted 8/23/2024. There are no existing facilities within the development. There
are existing overhead facilities on the property line to north and west of the parcel.
There are no apparent conflicts at this time.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you
