Provide a detail of the waste enclosure that shows compliance with TSM 8. The interior clear space must be a minimum 10ft x 10ft. The slab and apron must have a minimum slope of 1% and 2%, respectively. 2. One van-capable ADA parking space that meets the requirements of ADA Accessibility Standards 502 must be provided. Sheet A2.0 shows a detail that does not provide enough information on this, and the site plan shows 2 ADA parking spaces that measure 8ft wide with a 5ft clear space in between. This does not meet the requirements of a van-capable ADA parking space. The space must be 8ft wide with 8ft clear space next to it, or 11ft wide with 5ft clear space next to it. Please revise and clearly show the dimensions of the van-capable parking space on the site plan. 3. Table 1 of the drainage report provides inaccurate information on first flush volume. The units are shown as cubic feet but the number suggests ac-ft or a different unit. Please clearly show the required first flush volume and the provided first flush volume in cubic feet. Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. PREVIOUS SITE LANDSCAPE/NPPO SECTION COMMENTS NOT ADEQUATELY ADDRESSED: 1. Palo Verde are multi-trunk trees. Add a multi-trunk tree detail with no stakes. Add these typical notes to the multi-trunk tree detail: Tree stakes may be omitted if the tree is able to support itself upright without leaning or bending; All nursery stakes are to be removed regardless of plant size. 2. Make sure that the landscape rock is called out consistently throughout the plans. Keynote 13 on sheet C3.0 calls out rock mulching and the landscape plan calls out screened rock, desert rose, 2” minimum thickness. Update keynote 13 on sheet C3.0 to read screened rock, desert rose. Or have the civil plan call out the landscape plan for all landscape rock. 3. What size will the screened rock be? Specify the size on all plans that list screened rock, IE: 1”, ¾”, ½”, etc. 4. As a standard practice, a few spot elevations on the CRWHP at the bottom of basin and basin curb cut inlets and outlets that match the civil grading plan for coordination between the plans should be included on the CRWHP for contractor and inspector reference. 5. Update the common name spelling of Willow Acacia as well as the botanical name for Cercidium on the plant legend. Double check all spelling within the landscape plan set. 6. There are 14 Thunder Cloud Sage shown in the background on the irrigation plan and 12 on the planting plan. Coordinate the two plans graphically. CURRENT SITE LANDSCAPE/NPPO COMMENTS: 7. Add a note to the planting plan that states: Any landscape in the future ROW/SVT will be removed at the owner’s expense should DTM require it. 8. | 02/07/2025 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Ancillary Kitchen – Carnitas La Yoca Development Package (3rd Review) TD-DEV-0424-00124 TRANSMITTAL DATE: February 7, 2025 DUE DATE: February 7, 2025 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 27, 2025. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 1. This comment was not addressed. As the expansion of building area is greater than 25% per UDC Article 7.4.3.E.2 the requirements of UDC Article 7.4.6 apply to the entire site. Provide a fully dimensioned vehicle use area to include but not limited to, all PAALs & access lanes, backup spurs, etc. COMMENT: 2-06.4.9.H.5 – Provide a PAAL width dimension on the plan. 2. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation is not correct and should include the required parking for the existing residence shown on the plan. Also the calculation shall include the number of van accessible space required and provided. 3. This comment was not addressed. As the expansion is greater than 25% the requirements of 7.4.11 & .12 shall be met. COMMENT: 2-06.4.9.H.5.a – Demonstrate that the requirements of UDC Article 7.4.11 are met. Depending on the required building expansion calculation, comment 11, the requirements of UDC Article 7.4.11 may apply to the entire site. Until comment 9 is addressed the EV requirements cannot be verified. 4. COMMENT: 2-06.4.9.H.5.d – Based on the layout shown south of the existing building the provided number of short-term bicycle parking spaces is not correct and should be 6 provided, UDC Article 7.4.9.B.2.d. Also, the located proposed does not meet the requirements of UDC Article 7.4.9.C.2.d. 5. This comment was not fully addressed. Provide width dimensions for the sidewalk north of the existing residence and what appears to be a sidewalk along the north side of the existing restaurant. COMMENT: 2-06.4.9.R – Provide width dimensions for all sidewalks and crosswalks on the plan. 6. COMMENT: 2-06.4.9.R – As this is a greater than 25% expansion clearly demonstrate how parking vehicles around the existing buildings will not reduce the sidewalks to less than 4’-0”.
