Indicate the width of the sidewalk connections to the pedestrian circulation path and along Cottonwood Ln. 5’ wide sidewalk is required within the public rights-of-way, Ref. TSM 10-01.4.0. 5. Call out PAG Standard and type for the proposed curb access ramps 6. Indicate that curb will be provided along the entire property frontage of Cottonwood Ln. It is not clear where the curb ends at the north end of the property. 5. Indicate the proposed composition of the proposed driveway of Valencia Rd. García PDSD Zoning Review Section PROJECT: 1202 W Ajo Way, Tucson, AZ 85713 Development Package (2nd Review) TD-DEV-0424-00123 TRANSMITTAL DATE: July 28, 2024 DUE DATE: July 26, 2024 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is April 12, 2025. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. 1. COMMENT: 2-06.4.7.A.4 – A 380-square foot “patio” is proposed to the east of the restaurant. Clarify the use of this patio area. If the intent is to use this patio for outdoor seating, dining or service, it should be annotated on plans and the square footage included as part of overall restaurant gross floor area calculations. If the patio is not intended for exterior dining or service, indicate this. If outdoor seating is not included on this development package, then no future such use will be permitted without a revision or a new development package. 2-06.4.9.A - Draw in all proposed lot lines with approximate distances and measurements. 2. COMMENT: 2-06.4.9.A – This is one parcel. Remove “east parcel A” and “west parcel B” annotations from future submittals. 2-06.4.9.H.1. Proposed traffic circulation will be designed in accordance with Section 10-01.0.0, Street Technical , of the Technical Standards Manual, to include streets, intersections, street names, right-of-way widths, curve radii of centerlines and curb returns, and proposed improvements, such as pavement, curbs, access points (driveways), accessible ramps, and sidewalks. Street improvements, such as sidewalks, curbs, pavement, and accessible ramps, do not need to be drawn on the plan if such information is provided on typical street cross sections. COMMENT: 2-06.4.9.H.1 – Directional arrows on both western entryways are reversed. 2-06.4.9.O - All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown. 3. COMMENT: 2-06.4.9.O – Per UDC Section 7.4.6.F.2.a.(2)., access lanes must be setback at least one foot from the structure when it serves as a drive-through lane. Indicate setbacks between drive through lane and the restaurant structure. 2-06.4.9.R - Show on-site pedestrian circulation and refuge utilizing location and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual. 4. COMMENT: 2-06.4.9.R – Pedestrian circulation route from the restaurant to the trash enclosures to the restaurant directs pedestrian traffic directly into the drive-through lane, presenting a potential safety risk and making the walkway unusable when vehicle stacking at the speaker box may extend into the PAAL.
