To whom this may concern,
Thank you for the opportunity to comment on TD-DEV-0424-00119, a development plan for a shade structure to built at Rudy Garcia Park and is associated with Commercial New Building Permit TC-COM-1223-02804 at 5001 South Nogales Highway. This development is located in the N.W. quarter of the N.E. quarter of Section 1, Township 15S, Range 13E, of the Gila and Salt River Meridian. The development site occupies parcel number 137-01-0020, covers approximately 0.81 ± acres, and is zoned as Residential 3 Zoning (R-3). The nearest major roadway intersection is East Irvington Road and South Nogales Highway, approximately 1500 feet to the northwest of the subject development.
This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace.
The Tucson Airport Authority approves the proposed project and is not requiring a resubmittal.

This site is located in the O-3 zone (UDC 4.7.15). A residential subdivision w/amenities: is a permitted use in this zone (Table 4.8-3), subject to Use Specific Standard 4.9.13.K.

1. The previous comment was not addressed. Provide a plan that meets all requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved. The checklist can be found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/minor_changes_to_commercial_industrial_sites_.pdf.

This plan shall show the entire site along with property boundaries and dimensions. Show all buildings on the site and add into the lot coverage calculation.
