07/21/2023 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Expansion of Desert Christian High School – Speedway Campus Development Package (2nd Review) TD-DEV-0423-00224 TRANSMITTAL DATE: July 21, 2023 DUE DATE: August 02, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 26, 2024. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 1. Zoning acknowledges your response to this comment but was not able to find approved land split documents. Provide the land split case number adjacent to the title block on all sheets and provide the approved documents. In regard to the lot combination or covenant, this process will need to be completed prior to approval of this DP. If we get to the point where the lot combination/covenant is the final comment holding up approval of the DP a hold may be put on building C of O for TC-COM-0423-01051. COMMENT: 2-06.4.9.A – Zoning acknowledges that a some type of land split, lot line reconfiguration is proposed. This can be processed as a land split as long as the new legal description for the Desert Christian parcel includes the existing site and the proposed athletic fields site at one parcel.
