05/24/2023 Site Engineering REQUIRES RESUBMIT The following comments are derived from the COT code, Unified Development Code (UDC), Technical Standards Manual (TSM), Drainage Manual, and Retention/Detention Manual

1. Include the information of the engineer/firm that prepared the geotechnical report on the cover sheet
2. Include a keynote callout out the new fence
3. A security barrier is required around any sides of a basin where the depth is greater than 2 ft and the side slope is steeper than 4:1
4. Show slope of the outlet weir rip rap for northern basin. If steeper than 2:1, grouted rip rap must be used
5. Ensure a 6" freeboard between 100-WSEL and basin top without embankment, 1' freeboard with embankment
6. In terms of required onsite pedestrian circulation, site engineering will accept connection to the site to the South. Show how a continued ADA accessible path connects to a similar path on the South site (TSM 7-01)
7. From recent clarification from Environmental Services, per TSM section 8, although recycling service isn’t required the site needs to provide at minimum the enclosure space for both solid waste and recycling. So a single enclosure won’t be sufficient and a double enclosure or an additional single enclosure will be needed to meet this requirement. It is also important to point out per TSM section 8-01.4.I - required parking may be reduced for existing development when solid waste and recycle enclosures are provided.
8. Ensure pedestrian circulation connecting the proposed building to the waste enclosure, as well as to the rest of the development (TSM 7-01)
9. Show points of roof drainage off the building, ensure drainage up to the 10-yr storm is directed away from/under adjacent sidewalks through the use of gutters/scuppers (TSM 7-01)
10. Append keynote 26 to say "8.33% max longitudinal slope"
11. Revise keynote 21 to say "6-9" max depth"
12. As development is within 500 ft of the Speedway/Vincent Mullins Landfill, a landfill self-certification will be required. Please contact andy.vera@tucsonaz.gov for more information on this requirement

3. Provide the correct address on the Landscape/NPPO sheets. The cover sheet states that the project location is 1300 E Prudence Rd, not 7525 E Speedway Blvd.
4. On Page 23 of 34 under the ‘Project’ heading, the first sentence is missing the total acres of the site and just has “xx”. Please revise to include the total number of acres of the site.
5. Include actual quantities of plants in your plant legends.
6. Include a planting detail showing depressed landscape areas for commercial rainwater harvesting purposes.
7. A separate irrigation water meter is required. Please label the new irrigation meter as “irrigation only.” UDC Technical Standards 4-01.-.2. A.1.
8. Show all curb cuts/downspouts/splash pads on the landscape and the commercial rainwater harvesting plan.
9. Screen back the hatch on the Commercial Rainwater Harvesting Plan to make the plan more readable.
10. If using d.g at a 2” depth, ensure the rainwater harvesting basins are 8” in depth to account for the d.g.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 26, 2024.

CONTENT REQUIREMENTS

6. COMMENT: 2-06.4.9.A – Zoning acknowledges that a some type of land split, lot line reconfiguration is proposed. This can be processed as a land split as long as the new legal description for the Desert Christian parcel includes the existing site and the proposed athletic fields site at one parcel.

7. COMMENT: 2-06.4.9.E – The “NEW PL PER SEPARATE INSTRUMENT” will need to processed and approved prior to the approval of this DP.

8. COMMENT: 2-06.4.9.H.5.a – The vehicle parking calculation shall include the entire Desert Christian site. For your information no additional vehicle parking is required for the athletic fields & future athletic building as they are accessory to the education use.

9. COMMENT: 2-06.4.9.H.5.d - The bicycle parking calculation shall include the entire Desert Christian site. For your information no additional bicycle parking is required for the athletic fields & future athletic building as they are accessory to the education use.

10. COMMENT: 2-06.4.9.O – It appears that the proposed track encroaches into the required 50’ setback, UDC Article 4.9.3.D.4. A Board of Adjustment for Variance will be required.

11. COMMENT: 2-06.4.9.R – It’s not clear that the required sidewalk meeting accessible standards connects to a sidewalk meeting accessible standards to the site to the south.
