5. In order to map the proposed basins please provide in a separate document a site basin plan identifying all Retention/Detention basins on site (basin 2-1 – 2-4). Each basin should be designated with basin details provided including Length, Width, Depth, slopes, and volume. A legible plan view and perpendicular section views at basin centerlines shall also be provided for all basins.

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM).

Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is October 25, 2024.

1. COMMENT: 2-06.4.7.A.4—This comment was not entirely addressed. State all use-specific standards in tandem with the proposed Food Service use within the development package drawings. The proposed use is subject to use-specific standards 4.9.4.M.1 and .5, and 4.9.13.O.

2. COMMENT: 2-06.4.7.A.8.d – This comment was not addressed. Provide the percentage in square feet of building and accessory building coverage; percentage of building, lot area, and vehicular use area expansion of the entire site in the development package drawings and not within a comment response letter. Clarify what total building area is within these calculations.

3. COMMENT: 2-06.4.9.F—This comment was not entirely addressed. Notate all existing zoning classifications of the subject property and on adjacent properties, including properties across adjacent rights-of-way on the site plan.

4. COMMENT: 2-06.4.9.H.5 – This comment was not addressed. The proposed building does not depict a minimum one-foot setback from the drive-thru lane (UDC 7.4.6.F.2.a.(2)).

5. COMMENT: 2-06.4.9.T – This comment was not entirely addressed. There is no detail provided for the three existing motor vehicle parking spaces to the east of the proposed trash enclosure. The wheel stop also proposed for the handicapped accessible parking space does not meet the intent of UDC 7.4.6.H.3. Wheel stop curbing must be a minimum of two and one-half feet from the front of the parking space.
