COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06.0.0, and the Technical Standards Manual (TSM).

Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is December 5, 2024.

1. COMMENT: 2-06.4.2.D – This comment was not addressed. Include the page number and total number of pages in the package (i.e., sheet 1 of 2) within the title block on all sheets.

2. COMMENT: 2-06.4.7.A.4 – This comment was not addressed. Remove the reference to Special Exception case number SE21-04 within Keynote 7 on the second sheet. This case number is affiliated with 350 North Cloverland Avenue.

3. COMMENT: 2-06.4.8.A – This comment was partially addressed. Provide site boundary/subdivision perimeter information along the future north property line, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system.

4. COMMENT: 2-06.4.9.E – This comment was not addressed. This site is comprised of two parcels. As such, an approved lot consolidation request or a recorded Covenant Regarding Development and Use of Real Property is required. Additionally, correct the property ownership and Pima County Tax Parcel Number to the south of the site on the second sheet.

5. COMMENT: 2-06.4.9.F – This comment was partially addressed. The site is comprised of two parcels and is dual zoned C-1 and R-2. The R-2 zoning boundary is not located at the southern end of the site and should be adjusted.

6. COMMENT: 2-06.4.9.H.4 – While the recordation information of all adjacent rights-of-way was provided, notate the correct future right-of-way width of Grant Road on the second sheet.
