3. Type -> Fill in the “Square Feet” and “Valuation” boxes with the project area and a contractor-provided cost estimate (See note above: for new structures, input 0). Click “Next”
4. Contacts -> Confirm contacts and add any additional contacts if applicable. Click “Next”
5. More Info -> This will be filled in by the engineer assigned to your case, Click “Next”
6. Attachments -> Please attach the project plan, supporting documentation for the cost estimate (if applicable), and a drainage/hydrology report (if applicable). Click “Next”
7. Signature -> Read the statement and type your name. Sign your name below (You may Enable Type Signature to have the software sign for you.) Click “Next”
8. Review and Submit -> Review all information to ensure accuracy. Click “Submit”

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06.0.0, and the Technical Standards Manual (TSM).

Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is September 19, 2024.

1. COMMENT: 2-06.4.2.B – Provide a brief legal description of the parcels within the title block on all sheets.

2. COMMENT: 2-06.4.2.D – Include the page number and total number of pages in the package (i.e., sheet xx of xx) within the title block on all sheets.

3. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0423-00199, adjacent to the title block on all sheets.

4. COMMENT: 2-06.4.4 – Ensure the correct section corners are added to the project-location map on the first sheet.

5. COMMENT: 2-06.4.7.A.1 – List as a general note “Existing zoning is both R-2 residential and C-1 commercial.”

6. COMMENT: 2-06.4.7.A.3 – The procedural general site notes refer to a rezoning of the site. If a rezoning has occurred, add a general note stating “Proposed zoning is _____,” and list the rezoning case number and conditions of approval. Additionally, provide the rezoning case number adjacent to the title block on all sheets.

7. COMMENT: 2-06.4.7.A.4 – Indicate that the existing and proposed use is permitted through the Zoning Examiner Special Exception Procedure (UDC Section 3.4.3), and is subject to use-specific standards 4.9.11.A.1, .2, .5, .8, .9, .11, and 4.9.13.O. If approved, list the special exception case number, date of approval, and any conditions of approval. Additionally, provide the rezoning case number adjacent to the title block on all sheets.

8. COMMENT: 2-06.4.7.A.4 – Remove all references to Special Exception case number SE21-04 on the second sheet.

9. COMMENT: 2-06.4.7.A.6 – Provide a general note stating “The project is designed to meet the overlay zone criteria for UDC Section 5.4, Major Streets and Routes Setback Zone (MS&R).”

10. COMMENT: 2-06.4.8.A - Provide site boundary/subdivision perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system.

11. COMMENT: 2-06.4.9.E – As the site is currently composed of two individual parcels, provide an approved lot consolidation request processed with the Pima County Assessor’s Office or a recorded Covenant Regarding Development and Use of Real Property: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/submission-documents/covenant-regarding-development-and-use-of-real-property-udc-with-release.pdf.

12. COMMENT: 2-06.4.9.F – Clearly notate the zoning boundaries on the site plan, and provide the zoning classifications of any adjacent properties across Grant Road. If the property is being rezoned, use those boundaries and classifications.

13. COMMENT: 2-06.4.9.H.4 – Provide the recordation information for all adjacent rights-of-way.

14. COMMENT: 2-06.4.9.H.5.a – Per UDC Table 7.4.4-1, one motor vehicle parking space is required per 500 square feet of gross floor area, with a minimum of two spaces per facility. Show the area of the maintenance vehicle access areas and ensure dust control measured are provided to satisfy this requirement.

15. COMMENT: 2-06.4.9.O – A Board of Adjustment variance is currently not required to be granted to allow the maximum height of a wall or fence within a perimeter yard to exceed six feet in height, as use-specific standard 4.9.11.A.1 requires a twenty-foot setback from any adjacent residential zone. The Zoning Examiner Special Exception Procedure may waive this requirement.
