Provide the waste stream calculations for this project along with the trash enclosure and location that match standards found in the Technical Standards Manual section 8-01. 3. Show and label the delineated floodplain limits on the plans with 100-year water surface elevations to determine the Base Flood Elevation for the building and required Finished Floor Elevation. 4. The drainage report mentions that all floors below the FFE must be floodproofed and have structural components capable of resisting hydrostatic/hydrodynamic loads, please clarify/indicate if floodproofing is going to be needed and proposed. 5. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 02, 2026. 2-06.4.0 CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0325-00095, adjacent to the title block on all sheets. 2. COMMENT: 2-06.4.6 – As this project is located within the boundaries of a Planned Area Development (PAD) zone, include a reduced-scale map of the PAD on the first sheet, indicating the location of the portion being developed. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 3. COMMENT: 2-06.4.7.A.1 – Zoning and Land Use note 3, as the PAD has already be effectuated remove the reference to “EXISTING ZONING IS R-3 (RESIDENTIAL)” and revise the note to say Existing Zoning is PAD-47. Also, remove the reference to “CONDIITIONS FOR APPROVAL IS SHOWN ON SHEET 02” as there are no conditions shown on sheet 2. 4. COMMENT: 2-06.4.7.A.4 – Zoning and Land Use note 4 remove the reference to “SUBJECT TO USE SPECIFIC STANDARDS 4.9.10.C.1.3, .6, 4.9.13.O, 4.9.10.C” as the Use Specific Standards are not applicable in the PAD. 5. COMMENT: 2-06.4.7.A.6.a – As N. 1st Ave is designated as an Arterial Scenic on the COT MS&R Map and is within 400’ of the future right-of-way line, UDC Articles 5.3.3.A, along 1st Ave provide a general note stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.3 SCENIC CORRIDOR ZONE”. 6. COMMENT: 2-06.4.7.A.6.a – Show the 400’ Scenic Corridor Zone on the plan, UDC Article 5.3.3.A & Figure 5.3-A. 7. COMMENT: 2-06.4.7.A.6.a – Clearly demonstrate that the requirements of UDC Article 5.3.5 and figure 5.3-C are met 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 8. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. 9. The fire apparatus access road shall comply with the requirements of this section and shall extend to within 150 feet (45 720 mm) of all portions of the facility and all portions of the exterior walls of the first story of the building as measured by an approved route around the exterior of the building or facility. 503.6: he installation of security gates across a fire apparatus access road shall be approved by the fire code official. Where security gates are installed, they shall have an approved means of emergency operation. The security gates and the emergency operation shall be maintained operational at all times.
