This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape/NPPO Section review comments have been addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. With the property being subject to the Commercial Rainwater Harvesting Ordinance per the HTC 2 PAD, pg. 37, can a simple rainwater harvesting plan with spot elevations, flow lines and plant water need calculations be added?

2. The HTC 2 PAD references required street landscape borders for Old Vail Road specifically. The planting plan includes plantings along the private PAALs. The private PAALs are streets, and I don’t see a reference to an exception to UDC 7.6 for private PAALs. Provide the callouts and calculations for street landscape borders for the two adjacent PAALs or provided justification for not providing this information on the planting plan.

3. Add a couple of additional sleeves for the irrigation lines crossing sidewalks.

4. Provide the development package case number, TD-DEV-0325-00077, adjacent to the title block on all sheets. 2-06.4.3

5. Prior to Site Landscape Development Package approval, please make sure Site Zoning and Site Engineering comments are addressed.

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 19, 2026.

2-06.4.0 CONTENT REQUIREMENTS

Tucson Electric Power Company (TEP) has reviewed and approved the development
plan submitted 3/21/2025. There are existing facilities within the development which are
depicted upon the plan; specifically there is an underground primary cable along the
South side of the parcel. Underground cable is to remain at 36” below grade. Any
grade changes at lot entrance or over any section over primary cable that reduces
backfill to less than 36” may require cable relocation. Such relocation will be 100%
billable to the developer.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you
