This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 19, 2026. 2-06.4.0 CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0325-00070, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2. COMMENT: 2-06.4.7.A.6 - As you are proposing to use the Infill Incentive District (IID) and Individual Parking Plan (IPP) processes, these processes must be approved prior to approval of the DP. 3. COMMENT: 2-06.4.7.A.6 – As this site is located within the Rio Nuevo Area (RNA) RNA review is required and must be approved prior to approval of the DP. 4. COMMENT: 2-06.4.7.A.6.a - As Congress St. is designated as an Arterial on the COT MS&R Map provide a general note on the cover sheet stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R). 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 5. COMMENT: 2-06.4.9.H.5 – Demonstrate that the requirements of UDC Article 7.4.6.F.2.b are met from the PAAL east to the trash enclosure. 6. COMMENT: 2-06.4.9.H.5.a – The required number of vehicle parking spaces is 96, proposed is 29. The IPP will need to be approved prior to approval of this DP. 7. COMMENT: 2-06.4.9.H.5.a - The required number of accessible parking spaces is not correct. Per IBC Table 1106.1 96 parking spaces require 4 accessible parking spaces. 8. COMMENT: 2-06.4.9.H.5.a – The electric vehicle parking calculation is not complete. No provided numbers are shown on the plan. 9. COMMENT: 2-06.4.9.H.5.d - The bicycle parking calculation is not complete. No provided numbers are shown on the plan. 10. COMMENT: 2-06.4.9.H.5.d – Detail G sheet 6 does not addressed UDC Articles 7.4.9.B.1.d, .e, 7.4.9.B.2.a, ,f. 11. COMMENT: 2-06.4.9.J - Based on right-of-way dimensions provided on sheet 3 Congress St. is not at it’s full MS&R width. Clearly show the future right-of-way requirements of the section on the plan. 12. COMMENT: 2-06.4.9.L – As access is proposed across the parcel to the south some type of recorded easement/agreement is required. Provide a copy of the recorded document with the next submittal. If this is done via an easement show the easement on the plan along with the recordation information. 13. COMMENT: 2-06.4.9.O – The north required street perimeter yard setback 20’ is not correct. Review UDC Article 6.4.5.C.2.a and provide the correct required setback. 14. COMMENT: 2-06.4.9.O –The west required street perimeter yard setback 10’ is not correct. Review UDC Article 6.4.5.C.2.b and provide the correct required setback. Also remove the reference to “(COLLECTOR) as Linda Ave. is not designated on the COT MS&R Map. The required west street perimeter yard setback is 20’ and the proposed is 1.1’. The IID will need to be approved prior to approval of this DP. Additional Comments 15. COMMENT: - As you are proposing to exceed the allowed density in the C-3 Zone, allowed dwelling units is 44, proposed 49.
