1. The existing curb access ramp located at the northwest corner of Congress St and Bonita Av and at Bonita Av and the alley appear to be out of compliance with PROWAG accessibility guidelines. These ramps will have to be brought into compliance.

2. Per Section 10-01.4.3 of the UDC Technical Standards the driveway apron will be concrete, provide a driveway apron per PAG standard Detail 206. A driveway for this development does not warrant a curb returns.

3. Indicate the disposition of the existing wall north of the existing driveway off of Bonita Av and any other structures within the public right-of-way.

4. Provide a note on the plan indicating that any existing sidewalk panels that are lifted, broken or where the cross slope exceeds 2% will have to be replaced.

06/23/2025 Site Engineering Standard REQUIRES RESUBMIT 1. The calculated BFE from the worksheet in the drainage report looks off. Map Tucson is showing FIS cross sections FW and FV as 2347.27 and 2344.77, with a distance between the two closer to 400 feet. After a rough calculation I was getting a BFE of 2346.7 which is around a foot higher than what the worksheet produced. Verify the data entered into the worksheet and revise a needed.

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 19, 2026.
