In accordance with Sec. 25-40 of the Tucson City Code, the maximum width of a curb opening is 35ft and minimum distance from the edge of the driveway and the existing scupper/catch basin is 5’. 2. On the cover, sheet please include the contact information (including name, address, email address, and phone number) for the firm that prepared the geotechnical report and the engineer of record per Admin Manual section 2-06.4.1. 2. Include the required soils engineering report and the geology report in the next submittal and demonstrate that all requirements in TSM 2-01.4.1.C are being met. 3. Show a sidewalk along the west and south side of the proposed building per TSM section 7-01.4.1.B. 4. Include a barrier to prevent vehicles from leaving the vehicle use area along the Future Addition per UDC 7.4.6.H.1. 5. Provide and dimension the required 1-foot setback from the proposed parking canopy structure to the PAAL per UDC 7.4.6.F.2.a.1. 6. Note that this site is part of the Rita Ranch Master Drainage Plan. 7. In the drainage report clarify the paragraph – “The table above shows the basin volume at 0.75’ height is greater than the required. In addition to the existing basin, landscape borders are to be installed within the boundary, providing additional volume. The report section below depicts the basin summary information and basin parameters are also shown on Figure 5 in Appendix A” – Is retention being proposed greater than 9 inches? The max retention depth is 9 inches without providing infiltration testing to show compliance with required drain down times. It looks like this area is mostly hydrologic soils group C and retention should be kept at the minimal 6 inches if possible. 8. Provide more detail for the proposed detention basin including more detail on the 45’ weir that appears in the detention/retention basin summary table on figure 5 of the drainage report. | 04/18/2025 | Site Landscape Standard | REQUIRES RESUBMIT | CDRC TRANSMITTAL PLANNING AND DEVELOPMENT SERVICES DEPARTMENT REVIEWER: CHAD KELLER, RLA SITE LANDSCAPE/NATIVE PLANT PRESERVATION SECTION PROJECT: NEW INDUSTRIAL MANUFACTURING BUILDING WITH PARKING, LANDSCAPE AND DRAINAGE IMPROVEMENTS ACTIVITY NO: TD-DEV-0325-00065 ADDRESS: 9368 E OLD VAIL RD ZONING: I-2 HEAVY INDUSTRIAL ZONE This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting. Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape/NPPO Section review comments have been addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. There is one transplant Mesquite PV1 shown on the NPPO summary. The symbol is shown as an RFS on the plan. Update the plan to show the symbol as a transplant and include the transplant on the planting plan and the planting legend. 2. The minimum 10’ street landscape border should be measured from the property line/ROW/Future ROW inward toward the project. There is an existing easement, so I understand the logic behind the border location. The border is offset approximately 25’. Can the border be moved toward the property line or easement so that the trees don’t interfere with the covered parking structure? Also, add a callout for the easement on all of the landscape plans. 3. The 50-scale planting plan is pretty small and will be difficult to read the plant symbols if a paper copy is printed by the contractor at installation. Possibly scale down the symbols in the legend to match size as close as possible to what is shown on the plan view. 4. Add a cactus planting detail for the proposed Prickly Pear. 5. Add a few spot elevations that represent the top and bottom of the WHIA basins on both the rainwater harvesting plan and civil grading plan. Add a note on the rainwater harvesting plan to see the civil grading plan for layout and grading scheme. 6. Provide the development package case number, TD-DEV-0325-00065, adjacent to the title block on all sheets. 2-06.4.3 7. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 18, 2026. 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.9 – The plan drawing shall be oriented with north toward the top of the sheet. There are existing facilities within the development; specifically there are TEP faciliites on the south side of the property within the site boundaries. Facilities do not appear to be in conflict with the new development. TEP facilities shall be protected in place. Any grade changes at or in close proximity to existing TEP faciliites may require relocation which would be billable to the developer in full. Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer. To apply for electric service, please call the New Construction department at (520) 918- 8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans.
