Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. LANDSCAPE/NPPO COMMENTS: 1. Ensure that Zoning, Engineering comments and concerns are addressed prior to landscape section approval. 2. Provide the development package case number, TD-DEV-0324-00109, adjacent to the title block on all sheets. 2-06.4.3 3. Identify the site monitor and list contact information on the NPPO sheet prior to approval. 4. General recommendation: Increase the opacity of the aerial photograph. The NPPO plan graphic is difficult to read with the aerial competing with the acad linework. 5. Update all LUC code references to UDC code references throughout the plan set. 6. Label sight visibility triangles on the planting plan. 7. Label property lines/project limits on all plan sheets. 8. An interior landscape border is required on the north property line, as the subject property is zoned C-2 adjacent to R-1 and R-2. The number of plants shown meet the UDC requirements. Show the north landscape border calculations in the table on sheet 9 of 12. 9. Please show the irrigation water meter and label the irrigation meter as “irrigation only”. See TSM 4-01.6.0 10. Valve #1 lateral line has a long run under the concrete sidewalk just west of the building. If there is a better location to make a sleeved irrigation hardscape crossing, please address it. Is there an opportunity to cross the parking lot under the asphalt near the trash enclosures? 11. Identify what the (SR) callout stands for on the planting plan. Stormwater Retention? Please spell it out or add an abbreviation legend to the planting plan or refer to civil grading and drainage plans. 12. Include all civil drainage retention areas as part of the CRWHP WHIA areas. If they are not included, provide an explanation for why they are not part of the overall functioning grading/drainage and water harvesting system. 13. Add a general note to the CRWHP that refers to the civil grading and drainage plan for constructability. Also, refer to detail #1, Typical Water Harvesting Basin, on sheet 9 of 12. 14. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 8, 2025. CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.1 – Provide the name, mailing and email addresses, and phone number for the Geotechnical Engineer listed on the cover sheet. 2. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0324-00109, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 3. COMMENT: 2-06.4.7.A.4 – Based on the provided Zoning Administrator determination letter, dated 2/5/2024, the proposed use, Commercial Recreation, is not subject to Use Specific Standard 4.9.13.P. Remove the reference from General Note 3. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 4. COMMENT: 2-06.4.9.H.5 – The 22.8’ PAAL width does not meet the requirements of UDC Figure 7.4.6-A and Table 7.4.6-1 of 24’. A Parking Design Modification Request (PDMR) will need to be submitted and approved for the reduced PAAL width. 5. COMMENT: 2-06.4.9.H.5 – The 2.5’R shown at the proposed backup spur does not meet the requirements of UDC Article 7.4.6.H.4.b. A Parking Design Modification Request (PDMR) will need to be submitted and approved for the reduced the required radii. 6. COMMENT: 2-06.4.9.H.5.d – Under the long-term bicycle parking calculation you state “*LONG-TERM SPACES ARE PROVIDED WITHIN UNITS DETERMINED BY ARCHITECT. SEE BICYCLE HANGER DETAIL G, SHEET 6, OR AS DETAILED ON BUILDNG PLANS.”, but there are no dwelling units proposed on this site. Clearly show the location of the proposed long-term bicycle parking on the plan and provide a detail that clearly demonstrates that the requirements of UDC Article 7.4.9.D are met.
