Tucson Electric Power Company (TEP) has reviewed and approved the development plan submitted 4/25/2024. There are existing facilities within the development which are depicted upon the plan; however there are no apparent conflicts at this time. Further, the customer will be charged relocation cost if the grade is reduced significantly and results in unacceptable minimum coverage for existing underground facilities.
Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

NPPO COMMENTS:
1. Ensure that Zoning, Engineering comments and concerns are addressed prior to landscape section approval.

2. Provide the development package case number, TD-DEV-0324-00108, adjacent to the title block on all sheets. 2-06.4.3

3. Provide a standalone NPPO sheet with a recent aerial photograph of the parcel as the background that shows all the protected native plants to be preserved-in-place, transplanted on site, and removed from site. Also, provide a table or chart that shows the total quantities of all plants to be transplanted and plants for mitigation. See AM 2-11.4.4 Plant Preservation and Salvage Plan for the Plant Inventory Methodology. In addition, clearly show the transplants and mitigation plants on the planting plan and plant schedule.

4. Tagging and flagging of existing native plants is required per UDC 7.7.5 Plant Preservation Standards Section C.1., also see AM 2-11.4.0 Submittal Requirements.

5. There are existing Palo Verde trees scheduled to be removed from the site. Any Palo Verde 4-inch caliper or larger being removed from site shall be mitigated for. See AM 2-11.4.1 for Submittal Requirements. See UDC 5-03.2.0 for the protected native plant list and UDC 7.7.5-1 for protected native plant preservation mitigation standards.

1. A separate building permit is required for any retaining walls retaining more than 4 feet of fill. The permit must include stamped engineering plans.
2. Provide spot elevations of the natural grade surrounding the developed area.
3. Placement of fill in excess of two feet above existing grade at any location in the outer 100 feet of the developing site shall require written justification based on engineering/technical reasons, written permission of the director of PDSD, notification of the adjacent neighbors, and a mitigation plan acceptable to the neighbors (TSM 2-01.8 A). Provide the engineering/technical reasoning in the next submittal or revise the grading to include less than 2 feet of fill.
