COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 18, 2025.

2-06.4.0 Content Requirements:

1. Please remove all clouding from the plan. Clouding should be reserved for revisions to previously approved Development Packages.

2. As this development is part of a larger site, please show the entire site, which includes all parcels that are a part of the shopping center. This can be added as a "Key Site Plan" and can replace the Aerial Map on the cover sheet. The most complete site plan on file can be found here: https://pro.tucsonaz.gov/activity_search/D06-0009.

Please scroll down to the document near the bottom of the page, labeled "APPROVED_001.TIF". There appear to be a couple of parcels missing from that approved site plan. Please ensure all parcels within the shopping center are shown. Zoning staff understand that the scope of work is minimal, so we are not requiring that all aspects of the site plan are updated. Please make a reference in a general note that the key plan is showing the last approved site plan as found in D06-0009.

3 2-06.4.9.H.5.a - Please paste the parking table from the D06-0009 document referenced above. Show any changes to parking that may have occurred on-site

4. Please remove all sheets not related to the Development Package. There appear to be numerous building permit sheets included in the plan-set. Most Interior, Structural, Electric, and Mechanical sheets need to be removed. The plan-set cannot be stamped by staff if building plan sheets are included. COMMENT: Add a General Note to the Cover Sheet stating that any proposed signage is to be per separate permit.

Zoning staff understand the last review had some errors regarding what is required. Because of those errors by staff, please reach out to me directly upon resubmittal for a quicker review of the DP to avoid unnecessary delay.
