Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

SITE LANDSCAPE/NPPO COMMENTS:
1. Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

2. A schematic detail of the depressed landscape areas is recommended for contractor clarity. If an example of the WHIA detail is needed, please reach out and I will email a copy of the schematic detail for your reference/use.

3. The street landscape border along Tucson Marketplace Bl. does not appear to have the required 50% shrubs and groundcover as stated in the City Landscape Requirements table on sheet L1. There are 6 Agave present, please provide additional plant material to cover the 50% minimum.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 21, 2025.

CONTENT REQUIREMENTS

1. This comment was not fully addressed. Sheets 2 – 4 do not reflect the correct numbers. COMMENT: 2-06.4.2.D – Provide the page number and the total number of pages in the package (i.e., sheet xx of xx), within the title block on all sheets.

2. This comment was not fully addressed correctly. 255 W. Alameda St is located in downtown Tucson nowhere near this site. Provide an address for this site. COMMENT: 2-06.4.3 – The administrative street address, adjacent to the title block on all sheets.

3. This comment was not fully addressed. Sheets 2 – 4 do not the case number on the plan. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0324-00090 & the land split case number TD-DIV-0923-00111, adjacent to the title block on all sheets.

4. This comment was not fully addressed, label the section corners on the location map. COMMENT: 2-06.4.4.C – The section corners and the scale will be labeled on the location map.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

5. This comment was not addressed correctly. A carwash is not a light industrial use, review UDC Article 11.3.4 and provide the correct proposed use. Also the exist use is not correct and should be vacant. COMMENT: 2-06.4.7.A.4 - as a general note identify the existing and proposed use of the property as classified per the UDC.

7. This comment was not addressed correctly. The table does not appear to address any of the requirements for TD-DEV-0324-00090. It appears that two (2) landsplit/platting tracking numbers, TD-DIV-0923-00111 &TD-DIV-1222-00061, were included on the table. This type of development is not tracked on this table and TD-DIV-1222-00061 is not a valid tracking number. Also, the table shall be the entire tracking table for all development areas in the PAD, not just a portion of the table. COMMENT: 2-06.4.7.A.8.d – As this site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. Provide an updated Bridges Tracking Table on the DP.
