Please update your DP submission to the format and content requirements per Administrative Manual 2-06 1. Show all dimensions and limits of work for PAAL, parking spaces, sidewalks, etc. 2. Show site plan & grading plan on 2 separate sheets. 3. Provide spot elevations and top of curb info 4. Show location of drive through service window and provide dimensions. 5. Show proposed wall & fence – location and construction composition 6. Delineate top of bank of the wash, the 50’ setback and the100 yr floodplain limit. 7. Pedestrian circulation is required to connect all buildings, dumpster areas, and the sidewalk on the street frontage per TSM 7-01.3.3. Show a continuous pedestrian path. 8. Show locations of roof downspouts. Stormwater from roof drains may not pass over sidewalks per TSM 7-01.4.3E. 9. Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. REVIEW #1 - SITE LANDSCAPE/NPPO COMMENTS NOT ADDRESSED: 1. Provide separate plan sheets for the planting and the irrigation plans. The details for planting can be on the planting plan if space allows and the details for irrigation can be shown on the irrigation plan if space allows. If there is not enough space on the plan sheets, then add a planting details sheet and an irrigation details sheet. See UDC Administration Manual 2-10.4.2.C and Technical Standards Manual Section 4-01.4.2, Irrigation Standards. Irrigation details can be found on the City of Tucson website here: https://www.tucsonaz.gov/Departments/Transportation-Mobility/Landscape/Landscape-Architects. For your reference/use in completing your landscape development package. 2. The planting and irrigation being shown on both the planting and irrigation sheets with full line weights and no gray scale makes the plans difficult to read. Remove the irrigation linework from the planting plan. On the separate irrigation plan, the plants can be left on, but the plants need to be a light gray so that it is legible for the contractor, inspectors and reviewers. 3. Outline and call out the limits of work for project on the planting and irrigation plans. Only show the work that is proposed within the project limits. If the proposed parking area in the south/southwest (parcel 3) is not a part, then remove the improvements or clearly state that that entire area is part of a different contract. REVIEW #2 - SITE LANDSCAPE/NPPO COMMENTS: 4. If the additional impervious parking area is part of this contract: Sheet 1 of 5 calls out at least 50 new parking spaces within the new impervious parking area. Make sure the correct number of shade trees are provided to meet the standard of 1 tree per 4 parking spaces. There are several planter islands in the south/southwest parking areas (parcel 3) that should be depressed and receive shade trees and irrigation. 5. Callout #1 on sheet 4 and sheet 5 identifies the approximate point of connection. Show the mainline and valve locations. 6. Trees and shrubs need to be on separate valves. Clearly show the two new valves on the standalone irrigation plan sheet. 7. Your plan does include some of these irrigation equipment details. Below is a checklist of irrigation details to make sure all details that are needed to build the system are included: - Automatic Controller: wall mount, or pedestal mount - Backflow Preventer - Irrigation pipe sleeving - Irrigation trenching - Drip control valve assembly - Multi-outlet emitter - Single outlet emitter - End flush cap - Rain shut off device 8. There is a Mesquite placed in a parking area planting island that is 3’ in width. Adjust the planting island to be a minimum of 4’ width. See UDC 7.6.4.B.1.a.(3) An unpaved planting area, which must be a minimum of 34 square feet in area and four feet in width, must be provided for each canopy tree. 9. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is Marach 21, 2025. 2-06.4.7 - General Notes The following general notes are required. The comment was not addressed correctly. The accessible spaces required is 5 and you are only providing 6 therefor the allowed reduction is 2. Also, the “LESS REDUCTION (8) is not correct. Clarify why you are proposing to use a reducing when under “PARKING SUMMARY” you show 146 spaces provided above under “SHOPPING CENTER” you show 98s required.
