COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is Marach 21, 2025.

CONTENT REQUIREMENTS

1. COMMENT: 2-06.4.1 – Provide an email address for the Architect listed on sheet 1.

2. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-1222-00, adjacent to the title block on all sheets.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

3. COMMENT: 2-06.4.7.A.4 – The Use Specific Standards listed for the proposed uses are not correct. Review UDC Table 4.8-4 and provide the correct Use Specific Standards for uses listed under General Note 3.

4. COMMENT: 2-06.4.7.A.6.a – The code references listed under General Note 4 for Major Streets and Routes Setback Zone (MS&R) and the Gateway Corridor Zone (GCZ) are not correct. Review UDC Article 5 and provide the correct code references.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

5. COMMENT: 2-06.4.9.H.5 – Provide the following width dimensions for:
a. The area just south of the grease interceptor shown south of the future building between the proposed curb and the existing parking to the east.
b. The PAAL between the parking shown south of the future building and the parking south.
c. What appears to be a drive-through around the future building.
d. What appears to be a drive-through along the proposed restaurant.
e. The access lane northwest of the northwest corner of the proposed restaurant.

6. COMMENT: 2-06.4.9.H.5 – Provide the required 1’-0” setback from all proposed drive throughs to the adjacent buildings, see UDC Article 7.4.6.F.2.a.(2).

7. COMMENT: 2-06.4.9.H.5 – As there is a major reconfiguration proposed along the west side of the site clearly demonstrate how vehicles are prevented form driving into the landscape area west to the PAAL along the west side of the western most vehicle use are, UDC Article 7.4.6.H.1.

8. COMMENT: 2-06.4.9.H.5 – Clearly demonstrate that there is sufficient vehicle maneuvering for the parking vehicles in the reconfigured area north of Bldg. ‘A’. At a minimum the requirements of UDC Article 7.4.6.F.4 need to be met including the additional 3’ required by UDC Article 7.4.6.f.4.c, as a parking vehicle is considered and obstruction over 6” in height.

9. COMMENT: 2-06.4.9.H.5.a – Under the “SHOPPING CENTER” provide a calculation that clearly shows that the site meets the definition of a shopping center, UDC Article 11.3.9.C.3

10. COMMENT: 2-06.4.9.H.5.a – The parking space calculation is confusing. Clarify why you are proposing to use a reducing when under “PARKING SUMMARY” you show 146 spaces provided above under “SHOPPING CENTER” you show 98s required.

11. COMMENT: 2-06.4.9.H.5.a – Based on the total number of vehicle parking spaces shown under the “PARKING SUMMARY”, 146 the required number of accessible parking spaces should be 5, see 2018 IBC Table 1106.1.

12. COMMENT: 2-06.4.9.H.5.a – Revise the accessible parking space sign detail to show the mounting height requirements as 60” when wall mounted or 84” when located within a pedestrian circulation path.

13. COMMENT: 2-06.4.9.H.5.d – Either clearly show the required long-term bicycle parking on the plan and provide a detail meeting all requirements of UDC Article 7.4.9.D or remove the future development from the plan.

14. COMMENT: 2-06.4.9.H.5.d – Clarify where the public entrance is for the future building as it does not appear that the short-term bicycle parking meets UDC Article 7.4.9.C.2.c.

15. COMMENT: 2-06.4.9.R – Detail 5 sheet 3 clearly show that a minimum 4’ sidewalk width is maintained at the accessible sign locations
