Tucson Electric Power Company (TEP) has reviewed and approved the development
plan submitted 3/29/2024. There are no existing facilities within the development and
thus, are no apparent conflicts at this time.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you
have any easement questions, please contact our land Resources Department,

COMMENTS:
1. Ensure that Zoning comments and concerns are addressed prior to landscape section approval.

2. Provide the development package case number, TD-DEV-0324-00079, adjacent to the title block on all sheets. 2-06.4.3

3. Label the project property lines/project limits on all landscape sheets.

4. Label irrigation meter as “irrigation only”. See TSM 4-01.6.0

5. The current zoning is O-3, and the proposed multi-family 2-story building is a commercial land use. Commercial land use adjacent to O-3 triggers interior landscape borders on the north and south property lines. Please revise the plans to reflect the required landscape borders. See Table 7.6.4-1.

6. Call out any areas on the planting plan that should reference the civil plans for coordination.

7. Show the outline of the CRWH Basins on the planting and irrigation plans for reference and add 3:1 side slope maximum leader callout to all the basins.

8. Add Commercial Rainwater Harvesting schematic detail for contractor constructability.

9. Add leader callout to depress all landscape areas 6 to 9 inches including organic or inorganic groundcover to all landscape areas that are not part of the CRWHP.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 21, 2025.

CONTENT REQUIREMENTS

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

2. COMMENT: 2-06.4.7.A.5 – The residential density calculation is not correct. Per UDC Article 6.4.7.B.2.a the calculation is, multiply the area of the site, in acreage, by the density (units per acre ratio) permitted by the underlying zoning or 0.65 x 22 = 14.3 or 14 units allowed.

4. COMMENT: 2-06.4.7.A.8.b – Under General Note 17 you show “SITE COVERAGE” requirement of “MAXIMUM = 75%”. Based on UDC Table 6.3-3.A there is no site coverage maximum, remove the calculation from the plan.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

5. COMMENT: 2-06.4.9.H.5 – Clearly show that the proposed accessible signs shown adjacent to the two (2) accessible vehicle parking spaces meet the requirements of UDC Article 7.4.6.F.2.b.

6. COMMENT: 2-06.4.9.H.5.a – Clearly show that the proposed accessible sign shown adjacent to the single accessible parking space is not located within the 2-6” proposed vehicle overhang.

7. COMMENT: 2-06.4.9.H.5.d – Zoning acknowledges that the UDC is quite on height clearance for bicycle parking but following conversations with the Zoning Administrator, Elisa Hamblin, it as been determined that a minimum overhead clearance of 6’-0’ from design grade is required at all short-term bicycle parking. Clearly demonstrate that there is a minimum 6’ from design grade to the bottom of stairs for the short-term bicycle parking shown under the stairs.

8. COMMENT: 2-06.4.9.Q – The “MAXIMUM BUILDING HEIGHT = 25’” listed under General Note 17 is not correct. Review UDC Table 6.3-3.A and provide the correct allowed height.

9. COMMENT: 2-06.4.9.Q – It is not clear if the two structures shown on the plan are a single building connected in some way or not. Clarify what is proposed.
