Tucson Electric Power Company (TEP) has reviewed and approved the development
plan submitted 3/22/2024. There are existing facilities within the development which are
depicted upon the plan; however, there do not appear to be any apparent conflicts at
this time.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans, and electrical one line diagram. If available,
include a PDF version of the plans.
If easements are required, they will be secured by separate instrument. Should you
have any easement questions, please contact our land Resources Department,
TEPDEVREV@tep.com.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

COMMENTS:
1. Ensure that Zoning, Engineering comments and concerns are addressed prior to landscape section approval.

2. Provide the development package case number, TD-DEV-0324-00076, adjacent to the title block on all sheets. 2-06.4.3

3. Please label the project property lines/project limits on all landscape sheets.

4. At a minimum, include an updated aerial photograph of the project site to show the lack of protected native vegetation.

5. City of Tucson Landscape General Notes #8 on sheet 6 of 13 calls out NPPO and mitigation standards. Update the note to reflect the NPPO Exception.

6. Call out any areas on the planting plan that should reference the civil plans for coordination, ie: the bike rack location and stabilized decomposed granite, etc.

7. WHIA Subwatershed #2: Should the pavement drainage area be enlarged to include the paved area surrounding WHIA 2C, rather than just the WHIA itself? The number is complaint at 81%, this is just for graphic clarity for the actual paved area draining into WHIA 2C.

8. At the parking canopy there are curb inlets at the east end. Will the decorative rock landscape beds be depressed to allow stormwater drainage to enter? If so, please label the depressed planter areas.

9. A sub-meter is called out under the Rainwater Harvesting Monitoring and Reporting Notes. The irrigation plan calls out the use of an existing meter. Please update the plans and notes to call out the same equipment for clarity.

10. Call out the depressed landscape areas on the landscape planting and on the commercial rainwater harvesting plan and refer to detail F, Depressed Landscape Area on sheet 9 of 13.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 20, 2025.

CONTENT REQUIREMENTS

2. COMMENT: 2-06.4.7.A.4 – The proposed vehicle parking as a stand alone use in the O-3 Zone is not an allowed use. An primary use approved in the O-3 Zone must be on the site and the vehicle parking is than an accessory use. Following discussions with the Zoning Administrator, Elisa Hamblin, the parking lot as shown on this plan requires a rezoning.
