Per TSM 8-01.5.2.F. Because this service is completely screened from public view there is no need for the 25.5 ft and 12.6 ft screen walls as shown on page 2 of DP. Retaining the northern most screen wall, minus the gate post, the west, and the furthest south screen walls, will prove to be sufficient screening and allow for increased maneuvering and access to the service area. 2. Require wall protection/bollards along the north and west wall only with the elimination of the the two screen walls recommended in comment 1. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 19, 2025. CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0324-00070, adjacent to the title block on all sheets. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2. COMMENT: 2-06.4.9.H.5.a – Until the CMO waiver mentioned under the vehicle parking calculation is approved Zoning cannot approve this DP. 3. COMMENT: 2-06.4.9.H.5.a – The required number of accessible vehicle parking spaces is not correct. Per 2018 IBC Table 1106.1 when 186 vehicle parking spaces are provided 6 accessible spaces are required. 4. COMMENT: General Note 25 refers a Parking Desing Modification Request (PDMR) for driveway dimensions and a parking reduction. Zoning was not able to find a PDMR application for these. Also why would a PDMR for a parking reduction be needed if you are proposing a CMO waiver.
