COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is April 25, 2025.

1. 2-06.3.1-Comment: Please add the DP number TD-DEV-0324-00067 to the title block.

2. 2-06.4.7.A.6 – Comment: Provide, as a general note, an acknowledgement that the project is within the Davis-Monthan Air Force Bace Airport Hazard District. Provide another note that the project is within the Airport Height Overlay Zone 1.

3. 2-06.4.9.A – Comment: Provide setback measurements to all of the new proposed lot lines.

4. 2-06.4.9.H.5.a – Comment: Based on UDC table 7.4.4-1, Any single-family, Mobile Home, or Multifamily Development on a single site with 2-5 units is required to have 1 space per dwelling unit. Once the threshold of 5 parking spaces is reached, a commercial parking lot is required. Basing the parking on the 4 units on-site, only 4 parking spaces are required. Zoning recommend removing all but 4 parking spaces from the site plan to negate the need for a commercial vehicle use area.

5. 2-06.4.9.Q - Provide the square footage and the height of each building within the footprint of the building(s).

This development is located in the N.E. quarter of the S.E. quarter of Section 13, Township 15S, Range 13E, of the Gila and Salt River Meridian. The development site occupies parcel number 138-17-009G, covers approximately 1.46 ± acres, and is zoned as Residence Zone 2 (R-2). The nearest major roadway intersection is East Teton Road and South Nogales Highway, approximately 575 feet to the southeast of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, FAA Part 77 airspace, City of Tucson Airport Environs Overlay Zone – Height Overlay Zone, and City of Tucson Airport Environs Overlay Zone – Hazard District. The Tucson Airport Authority approved the proposed development plan since it is representing existing structures within the site and is not proposing to construct new structures.
