COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 02, 2024.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

1. This comment was not fully addressed. There is still railing called out near the southern end of Building 1 with pavement coming right up to the railing demonstrate how the requirements for UDC Article 7.4.6.F.2.b are met are met for this area. Also your response to comments state The railing along Bldg No. 2 will remain and has more than a 2’ setback from the PAAL. Zoning was not able to find any railing called out along Bldg. No. 2. COMMENT: 2-06.4.9.H.5 – Clearly demonstrate how the requirements of UDC Article 7.4.6.F.2.b are met to the proposed railing called out under Keynote 8.

2. COMMENT: 2-06.4.9.H.5.a – The proposed PDMR to reduce the required number of vehicle parking must be approved prior to approval of this DP.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised development package

1. The following comments apply to the development package as shown in the file named TD-DEV-0323-000190 – DP – 2nd Submittal_v2.pdf. The file named TD-DEV-0323-000190 – DP – 2nd Submittal_v1.pdf was not reviewed.
2. Sheet 3, Main Drawing: Item 5 of my previous comments was not adequately addressed: The two isolation valves in the new 4” fire service line must be located as follows:
a. The first isolation valve must be in the new 4” fire service line immediate adjacent to the 8” public water main.
b. The second isolation valve must be in the new 4” fire service line at the point where the 4” fire service line exits the public water easement. This isolation valve demarcates the point where the 4” fire service line becomes a private fire service line.
c. The only valve in the new 8” public water main by separate instrument on this property should be immediately upstream of the drain valve assembly.
3. Sheet 3, Main Drawing: The irrigation water meter must be located within the new public sewer easement.
4. Sheet 3, Main Drawing: Show a new gate that is is minimum of 15" wide in the existing fence, centered over the new 8" water main.
5. Sheet 3, Water Keynotes: Tucson Water does not like to see water valves placed in concrete sidewalks due to maintenance concerns, but doesn’t see a good alternative location at this time. Add a new Water Keynote that reads, “THE OWNER SHALL INDEMNIFY TUCSON WATER (CITY OF TUCSON) AGAINST ANY AND ALL DAMAGE TO PRIVATE FACILITIES PLACED WITHIN THE NEW WATER EASEMENT.”
6. Sheet 3, Water Keynote 3: Revise this keynote to indicate the proposed 1¼” water service is a private water service line.
7. Sheet 3, Main Drawing: Tucson Water agains recommends that the fire suppression sprinkler systems in the existing buildings be disconnected from the existing 4” water main in Miracle Mile and connected to the future 8” public water main, as well.
