04/25/2023 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Right Space Reconfiguration Development Package (1st Review) TD-DIV-0323-00184 TRANSMITTAL DATE: April 25, 2023 DUE DATE: April 28, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 29, 2024. CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.1 – Provide the phone number for the project owner listed on sheet 1. 2. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DIV-0323-00184, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A.8 - For development package documents provide: 3. COMMENT: 2-06.4.7.A.8.b – Remove the reference to lot coverage as it is not applicable to the I-1 zone. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 4. COMMENT: 2-06.4.9.A – As it appears that a lot line reconfiguration is proposed the land split shall be processed and approved through PDSD land split process prior to approval of this DP. 5. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation is not correct. Review UDC TABLE 7.4.4-1: MINIMUM NUMBER OF MOTOR VEHICLE SPACES REQUIRED, STORAGE USE GROUP, Commercial Storage; Hazardous Material Storage, and provide the correct ratio. 6. COMMENT: 2-06.4.9.R – As it appears that you are reconfiguring the vehicle parking area a sidewalk meeting the requirements of TSM Section 7-01.4.2 & 4.3, is required along the south side of the building, TSM Section 7-01.4.1.C. Either provide a copy of an approved site plan that shows the vehicle parking in the configuration shown on this plan or provide the required sidewalk.
