1. Any existing curb, sidewalk, curb access ramps which are not compliant with current standards will be modified or replaced to meet current standards. Existing curb may remain if it is compliant with current standards.
2. Where adjoining sidewalk from the property ties to sidewalk along the ROW frontage, a 60” X 60” ADA landing is required. Landings shall be 60” X 60” and not to exceed a 2% cross slope in all directions. Please include this landing in detail A/3.
3. Protect in place existing streetlights.
4. Please consider adding a 4’-8’ landscape area buffer between the on-site circulation path and the PAAL / driveway to increase pedestrian comfort.

Per recent clarification from Environmental Services, per TSM section 8, although recycling service isn’t required the site needs to provide at minimum the enclosure space for both solid waste and recycling. So a single enclosure won’t be sufficient and a double enclosure or an additional single enclosure will be needed to meet this requirement. It is also important to point out per TSM section 8-01.4.I - required parking may be reduced for existing development when solid waste and recycle enclosures are provided.
2. Provide the contact information for the firm/engineer who prepared the geotechnical report
3. Provide the full geotechnical report in next submittal
4. Append to the relevant keynotes 3 and 5 that ADA concrete sidewalk will be 2% max cross slope, 5% max running slope, and ADA ramp will be 8.33% max running slope
5. Show the grade break at the driveway
6. Drainage report and plans callout differing maximum depths for ON 10 WHA. Please clarify

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

COMMENTS:
1. Ensure that Zoning, Engineering comments and concerns are addressed prior to landscape section approval.
2. Provide the development package case number, TD-DEV-0223-00141, adjacent to the title block on all sheets. 2-06.4.3
3. Label sight visibility triangles and ROWs (existing and future) to all landscape plans.

5. The Landscape Plan should match the Commercial Rainwater Harvesting Plan as well as the Grading Plan. Please include spot elevations in the detention/retention areas as well as in all water harvesting areas in the Landscape Plan.
6. Show all roof arrows on the Commercial Rainwater Harvesting Plan.
7. Show all curb cuts/downspouts/splashpads on the landscape and the commercial rainwater harvesting plan.
8. If using d.g at a 2” depth, ensure the rainwater harvesting basins are 8” in depth to account for the d.g.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is April 02, 2024.

CONTENT REQUIREMENTS

2-06.4.9 - Information on Proposed Development

4. COMMENT: 2-06.4.9.B – Until S22-057 has been recorded Zoning cannot approve this DP.

5. COMMENT: 2-06.4.9.H.5.c – Under the loading space calculation provide the type of loading space required and the provided number and type.

6. COMMENT: 2-06.4.9.I – Based on final plat S22-057 there is 25’ of right of way dedicated per the plat. This dedication should not be shown as “25’ FUTURE R.O.W” but shown as ROW not part of this parcel.

7. COMMENT: 2-06.4.9.L – As vehicle access is proposed across the parcel to the west provide a copy of the approved recorded easement or agreement with the next submittal.

8. COMMENT: 2-06.4.9.R – The striped pedestrian refuge area shown along the north side of the building at the northeast corner is required to be a sidewalk, TSM Section 7-01.4.1.B.

9. COMMENT: 2-06.4.9.U – It does not appear that the proposed trash condainer meets the requirement of rezoning condition 8 “All dumpster/trash enclosures to face north and to be located a minimum of 50’ from the south property line.”

10. COMMENT: 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Also provide a general note stating all signage requires separate permits.
