Please provide dimension of pedestrian circulation path between proposed bollards and nearest obstructions to ensure minimum 4-foot required path width is satisfied. a. Please ensure that the 4-foot required path width is satisfied between bollards on both sides of the sidewalk spur at the northwest corner of the building. Waste Management Comments: 2. Show/delineate a 28-foot by 40-foot clear space in front of the proposed dumpster to comply with waste access and maneuverability requirements in TSM 8-01.5.3. This should be shown on the overall site plan. a. Please revise the 40-foot clear space in front of the enclosure to start at the end of the enclosure slab. Drainage Comments: 3. Downspout Locations – the downspout locations shown on the Northwest & Southwest sides of the new building will need to be revised to fit code requirements. Sidewalks shall be flood free for all storm discharges up to and including a ten-year frequency flood event, and drainage flowing across any pedestrian circulation path shall be conveyed under the path for up to and including the ten-year frequency flood events. Once coordination with DTM has occurred, a letter should be provided. Include the letter with the next submittal. 2. Please label irrigation meter as “irrigation only” on the irrigation schedule and on the plan point of connection location. See TSM 4-01.6.0. This is a Tucson Water requirement for future water use tracker. 3. Include a unique line type that represents the subwatershed area. The subwatershed should include the WHIA area as well. Make the top contour of the WHIA a heavy line weight as well as the associated hatch. The subwatershed line should be heavy and unique as well. This will help with the overall review of the commercial rainwater harvesting plan. 4. Include a general schematic detail of a WHIA. This is not required, but it is helpful for contractors as installation takes place. If an example schematic detail is needed, please reach out through my email below. 5. Update the note on the commercial rainwater harevesting plan to state that the WHIA shall be 6” depth from the flowline of the curb cut to the top of the of the inorganic or organic groundcover. Over excavate to accommodate the these two finished elevations. 6. It appears that the design accounts for 1 overall subwatershed and one set of related WHIA. There are likely many subwatershed associated with many WHIA areas on this site. 7. Include flow lines from the roof to downspouts, to splashpads, to scuppers and the flow directions from the scupper across the hardscape toward the curb cuts. 8. Add a note on the commercial rainwater harvesting plan to see the civil grading plan for overall drainage scheme, drainage structure design, etc. 9. The Palo Verde at the southwest corner of sheet L1.2 is very close to the electrical line. Is the root barrier for the electrical line? Possibly move the tree to the north to be clear of the electrical line. See below for setback requirements.
