Site Engineering Review Comments:
1. The site located at 939 E CADDIE ST is located entirely within a FEMA AE Floodplain associated with the High School Wash. It will be required that a floodplain use permit be submitted for work within the floodplain related to this proposed development and the Elevation Certificate Process. This can be submitted within the sub-records of the development package.
a. Provide the general note, “This project is subject to floodplain compliance, A floodplain use permit and/or finished floor elevation certificates are required.” AM 2-06.4.7.B.2.b
b. Provide the Floodplain Use case number, when created, adjacent to the related cases section of the cover sheet.
2. Provide the development package case number, TD-DEV-0226-00046, adjacent to the title block on all sheets.
3. Provide the Basis of Elevation and Basis of Bearing
4. Per AM 2-06.4.1 - The name, mailing and email addresses, and phone number of the primary property owner of the site, the developer of the project, registrant(s), and other person(s), firm(s), or organization(s) that prepared the development package documents shall be provided on the right half of the cover sheet. The applicable registration or license number shall be provided if prepared by or with the assistance of a registered professional, such as a surveyor, architect, landscape architect, or engineer. All sealing shall be consistent with Arizona Board of Technical Registration guidelines.
5. Provide a cross section detail showing the elevation extent of the proposed pad, proposed natural grades, and existing grade elevations.
6. The plans show a proposed fence – provide a detail showing the material type & height – If it is simply a chain link fence or wrought iron then nothing further is required
a. If it is corrugated metal fence this would require that a sufficient clearance (up to the base flood elevation) from natural grade and up (To the BFE) be clear to allow for proper flow for the entirety of the fence line.
b. If it is a CMU wall - Provide details regarding this fence, as well as any details required such as flood venting necessary in the event it is a CMU wall proposed – ensure that this fence/wall was included when modeling for encroachment analysis
ii. If CMU wall, the analysis should review both with the wall there and if it wasn’t there – most conservative results will be used for review analysis.
