Site Engineering Review Comments:
1. Application incomplete – Grading plan does not provide all necessary information or details.
a. Provide total cut/fill quantities as well as total area of disturbance on the plan set
b. Show the full extent of the building fill pad along with associated slopes (3:1). This should be done in compliance with Sec 26-8.d.2. The pad should be sufficiently sized for beyond the footprint of the home
c. Provide/show both existing and proposed spot elevations/contours as well as limits of grading.
d. Dimensions associated with where the building is in relation to the site overall
i. Setbacks from property lines
ii. Distance from existing structures
e. The plan set show a wall/fence – Provide details regarding this fence, as well as any details required such as flood venting necessary in the event it is a CMU wall proposed – ensure that this fence/wall was included when modeling for encroachment analysis
i. If CMU wall, the analysis should review both with the wall there and if it wasn’t there – most conservative results will be used for review analysis.
