Site Engineering Review Comments:
1. General note #25 – Revise the keynote provided, the City of Tucson adopted The IBC 2024 with ICC A117.1 2017 edition at the beginning of 2026
2. The provided plan set shows 4 sheets on the provided sheet index – but the actual plan set file only contained 6 sheets. Revise accordingly.
3. Waste stream calculations have not been provided. Provide the required waste stream calculations for the entire development. The calculations must be presented in table format and must: [TSM 8-01.8.0]
a. Break down waste generation by use type and unit count (e.g., number of residential units, commercial square footage, etc.) using the generation rates prescribed in TSM 8-01.8.0.
b. Identify the total estimated solid waste and recycling volumes generated by the development on a periodic basis (weekly or per collection cycle).
c. Demonstrate that the number, size, and configuration of the proposed enclosures and dumpster containers are adequate to accommodate the calculated waste volumes between collection intervals.
d. State how solid waste and recyclables will be handled and collected, including the proposed collection frequency.
4. Clarification required – site plan (Sheet 2) shows keynote #31 at the northeast corner of the proposed structure, but the linework gives no indication of a proposed sidewalk in this area. Revise accordingly.
5. Clarification required – the development package plan set includes both sheet 2 & 3 as “Site Plans” – Which one is to be the intended final site plan?
6. Clarification and revision required – the drainage statement claims the development is not subject to first flush retention requirements on the basis that the proposed expansion is less than 33% of the entire site from DSSDR 2.1.2.b. This would be an incorrect interpretation of what the code outlines. The code is stating that When expansion of existing development occurs, the first-flush runoff volume shall be calculated using: Only the impervious and disturbed area associated with the proposed expansion, when between 2,000 square feet and 1 acre of new development are proposed, or the new development is less than 33% of the entire site.
a. It will be required that the development design be revised to include how the project will be addressing first-flush retention requirements based on the increase of impervious coverage as proposed.
b. Ensure to update/revise the statement document to demonstrate how compliance is being met.
