Tucson Electric Power Company (TEP) has reviewed and cannot approve the
development plan submitted 3/18/2025. There are existing facilities within the
development which are not depicted upon the plan. Please resubmit with facilities
depicted to confirm conflicts.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you
have any easement questions, please contact our Land Resources Department,

Please provide required documents listed in the Historic & Special Districts informational handout (https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/submission-documents/special_districts_application_instructions_7.18.23.pdf) under the Full Review.
Please provide a project narrative based on UDC Section 5.8.9

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 16, 2026.

2-06.4.0 CONTENT REQUIREMENTS

1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0225-00062, adjacent to the title block on all sheets.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

2. COMMENT: 2-06.4.7.A.4 – Adjacent to the Use provide the Use Specific Standard 4.9.13.K.

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

4. COMMENT: 2-06.4.8.C – Provide a dimension from centerline of Court Ave. to the face of curb and from face of curb to the east property line, reference Construction Plan I-352 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-352.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

5. COMMENT: 2-06.4.9.O – Per UDC Article 6.4.5.C.2.b For nonresidential and multifamily development abutting a Local Street: the minimum required street perimeter yard is 20 feet, as measured from the street property line. Per UDC Article 6.4.5.D.2.a.(5) Open structures are allowed to encroach into the street perimeter yard two (2) feet. The proposed street perimeter yard is based on the allowed two (2) encroachment. Proposed street perimeter yard is 8’-0”. Historic review may waiver perimeter yard setback requirements but if Historic does not waive this setback a Design Development Option (DDO) for a reduced setback will need to be submitted and approved.
