Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape/NPPO Section review comments have been addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. Revise the north arrow to point toward the bottom of the page if Speedway is going to be shown at the bottom of the site plan.

2. Provide irrigation pipe sleeves at all hardscape crossings.

3. After review of aerial images, there is a Saguaro. Show the existing Saguaro on the plans. Add a note to preserve and protect the Saguaro in place. Add a preservation fencing detail and show linework for the fence on the planting plan.

4. Remove the reference to ¾” (-). Minus rock mulch has been misinterpreted by contractors. Screened rock is what needs to be on the plan. Or (size”) screened rock.

5. Provide the development package activity number, TD-DEV-0225-00059, adjacent to the title block on all sheets. 2-06.4.3

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 17, 2026.

2-06.3.0 FORMAT REQUIREMENTS

1. COMMENT: 2-06.3.9 – The plan drawing shall be oriented with north toward the top of the sheet. Your plan shows the north arrow pointing to the top of the sheet but you show Speedway along the south.

2-06.4.0 CONTENT REQUIREMENTS

2. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0225-00059, adjacent to the title block on all sheets. Also, remove the reference to “DP21-0229” from sheet 5.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

3. COMMENT: 2-06.4.7.A.1 – Site Note 2 is not correct. Remove the reference to C-1 from this note.

4. COMMENT: 2-06.4.7.A.4 – Site Note 3 is not correct. “ADMINISTRATTIVE” is not a use as classified in the UDC. Also clarify if this is Automotive: Major or Minor, Service and Repair and provide the applicable Use Specific Standards , UDC Table 4.8-4.

5. COMMENT: 2-06.4.7.A.6.a - As Speedway Blvd is designated as an Arterial on the COT MS&R Map provide a general note on the cover sheet stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R)”.

2-06.4.7.A.8 - For development package documents provide:

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

6. COMMENT: 2-06.4.8.A - Provide site boundary perimeter information, including bearing in degrees, minutes, and seconds.

7. COMMENT: 2-06.4.8.B – As it appears there is cross access between the parcel to the east provide a copy of the recorded easement or agreement with the next submittal.

8. COMMENT: 2-06.4.8.C - The following information regarding Speedway shall be provided on the plan, dimensioned width of paving, curbs, curb cuts, and sidewalks.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

9. COMMENT: 2-06.4.9.H.2 - Show future sight visibility triangles. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section.

10. COMMENT: 2-06.4.9.H.5 – Provide a PAAL width dimension from the shade structure located along the west property line to the parking located to the east.

11. COMMENT: 2-06.4.9.H.5 – There is a fence that shows up on site some time after 2014. Clearly show this fence on the plan and demonstrate how the requirements of UDC Article 7.4.6.F.2.b are met

12. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation is not correct. As this use is either Automotive: Major or Minor, Service and Repair the vehicle parking should be based on 1 space per 300 sq. ft. of gross floor area or 33 spaces required with 2 accessible spaces, one being van accessible.

13. COMMENT: 2-06.4.9.H.5.d – Provide a long-term bicycle parking space calculation that includes the number required and provided. Show the required long-term bicycle parking on the plan and provide a detail that clear demonstrates how all the requirements of UDC Article 7.4.9..D are met.

14. COMMENT: 2-06.4.9.H.5.d – Clearly demonstrate how the requirements of UDC Article 7.4.9.B.1.e are met for the short-term bicycle parking

15. COMMENT: 2-06.4.9.J - Provide the Major Street future right-of-way lines for Speedway Blvd. on the plan along with the future sidewalk, sight visibility triangles, etc.

16. COMMENT: 2-06.4.9.O – The setback listed under Site Note 15 is not correct. Review UDC Article 6.4.5.C.2.a, and provide the correct street perimeter yard setback.

17. COMMENT: 2-06.4.9.Q – Provide the square footage, height and specific use proposed within the footprint of the buildings.

18. COMMENT: 2-06.4.9.R – Clearly demonstrate that the requirements of TSM Section 7-01.4.1.B are met for the entire site.

19. COMMENT: 2-06.4.9.R – Clarify what the 4” wide paint stripes called out under Keynote 9 are for.

plan submitted 3/20/2025. There are existing facilities within the development which are
not depicted upon the plan; there are potential conflicts with existing Overhead
secondary and service. Please contact TEP if relocation is required.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
