This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 17, 2026. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 1. COMMENT: 2-06.4.7.A.4 – The existing and proposed use listed under Zoning and Land Use Notes 5 & 6 is not correct and should be Mobile Home Park. 2. COMMENT: 2-06.4.7.A.6.a - As Mission Rd is designated as an Arterial Scenic on the COT MS&R Map revise Zoning and Land Use Note 7 to include “UDC ARTICLE 5.3 SCENIC CORRIDOR ZONE (SCZ) 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 3. COMMENT: 2-06.4.9.O – The perimeter yard setback listed under Development Package Calculations note 4 is not correct. Per UDC Article 6.3.3.B a mobile home pard is considered a nonresidential use. Per UDC Table 6.3-2.A MH-1 Zone Nores Use to Res or Nonres Zone the required perimeter yard setback is 10’ or ¾ (H). 4. COMMENT: 2-06.4.9.O – The street yard listed under Development Package Calculations note 4 is not correct. Review UDC Article 6.4.5.C.2.a and provide the correct street perimeter yard set back. 5. This development is located in the S.E. quarter of the N.E. quarter of Section 34, Township 14S, Range 13E, of the Gila and Salt River Meridian. The development site occupies parcel number 119-42-006L, covers approximately 0.81 ± acres, and is zoned as Mobile Home 1 Zone (MH-1). The nearest major roadway intersection is South Mission Road and West Via Ingresso, approximately 1,650 feet to the west of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the 1st submittal and is not requiring a resubmittal of this project.
