This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 11, 2026. 2-06.3.0 FORMAT REQUIREMENTS 1. PREVIOUS COMMENT 3: 2-06.3.7 - A small, project-location map shall be provided in the upper right corner of the cover sheet and meet the requirements of comments 8 & 9. **Follow-up to previous Comment 3: Comments 8 and 9 were not addressed. Please review previous comments 8 and 9 and correct the location map as required. 2. PREVIOUS COMMENT 6: 2-06.4.2.D - The title block shall include the page number and the total number of pages in the package (i.e., sheet xx of xx) in the lower right corner. **Follow-up to previous Comment 6: The title block on page 7 must match the title blocks on pages 1 through 6. 3. PREVIOUS COMMENT 8: 2-06.4.4 - The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one square mile, be drawn at a minimum scale of three inch equals one mile, and provide the following information. **Follow-up to previous Comment 8: The location map is not drawn at a scale of three inches to one mile. The street along the southern border of Section 16 is Los Reales Rd. Correct the map to show a one mile section that includes Los Reales Rd. 2-06.4.7.A - Zoning and Land Use Notes 4. PREVIOUS COMMENT 10: 2-06.4.7.A.4 – As a general note identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. **Follow-up to previous Comment 10: A. Under City Notes text block, correct note 1 from ‘L-1’ to “I-1” zoning. B. Clarify what is meant by ‘Commercial and Office’ existing uses. Professional and Administrative Office is a use under the Commercial land use class. Clarify if other uses under the Commercial land use class exist on the site. C. Identify the proposed use and include the applicable use specific standards. 2-06.4.7.A.8 - For development package documents provide: 5. PREVIOUS COMMENT 12: 2-06.4.7.A.8.a – As a general note provide the floor area for each building. **Follow-up to previous Comment 12: Under the City Notes text block, add a general note as required by the previous comment. 6. PREVIOUS COMMENT 15: 2-06.4.7.A.8.c – Depending on how comment 13 is addressed a building area expansion may be required. **Follow-up to previous Comment 15: A. Based on the additional information provided in the corrected plan, it has been determined that this is greater than 25% building expansion/new use area and will require full code compliance. Add the expansion percentage calculation to the Site Data text block (AS-100), which should include the wash canopies, return canopy, shuttle canopy, and booth. B. Full code compliance may include on-site pedestrian circulation, landscaping, loading zones, bicycle parking, etc. C. A sidewalk around the entire building, at a minimum width of 4’, is required. It appears that the long-term bicycle parking may need to be relocated to not obstruct pedestrian circulation. D. If customers are expected to access the Car Return Canopy, pedestrian circulation from the Canopy to the main office would be required. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 7. PREVIOUS COMMENT 16: 2-06.4.8.A – As this site is made up of six (6) parcels, 140-4-1083B, 140-41-088B, 140-41-0840, 140-41-0870, 140-41-0850 & 140-41-0860, either a lot combination is required or a Covenant Regarding Development and Use of Real Property shall be recorded. The Pima County Assessor’s Consolidation Request Form, found at: https://www.asr.pima.gov/Forms?tab=Misc, or the covenant can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Codes/Zoning-Code. **Follow-up to previous Comment 16: Attach a copy of the parcel combo application and include in the next submittal. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 8. PREVIOUS COMMENT 17: 2-06.4.9.H.5.a – The vehicle parking space calculation is not correct. Parking is not based on Building Code Occupancy, “B” or “S-1”. Review UDC Table 7.4.4-1, RETAIL TRADE USE GROUP, Vehicle Sales, and provide a correct calculation. The vehicle parking space calculation shall include the number of van accessible parking spaces required and provided. **Follow-up to previous Comment 17: Use “Vehicle Sales” use group for minimum parking calculations. Update Parking Calculations table. If needed, update the accessible parking spaces required for the new calculation. 9. PREVIOUS COMMENT 25: 2-06.4.9.O – The setbacks listed for the south, east and west are not correct. Review UDC Article 6.4.5.C.2.a & .b and provide the correct street perimeter yard required setbacks. **Follow-up to previous Comment 25: The setback for Bonney Ave on sheet 3 of 7 is labeled as 10’. The minimum street (local) perimeter yard setback required is 20’ (UDC Section 6.4.5.C.2.b.). Correct on plan.
