This comment was not fully addressed. A response to all comments is requested. COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 11, 2026.

2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS

1. COMMENT: 2-06.2.2 – As this DP has not yet be approved remove all revision clouds and deltas from the plan.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

2. This comment was not addressed correctly. Commercial is a use group not a use and Office is not the correct use. Per UDC Article 11.3.9.K and Table 4.8-5 the use should be Vehicle Rental and Sales, subject to Use Specific Standards 4.9.9.G.1 and 4.9.13.Q. COMMENT: 2-06.4.7.A.4 – As a general note identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses.

3. This comment was not addressed correctly. Remove the reference to 2-06.4.7.A.8 from City Note 3 as athe reference is not applicable. COMMENT: 2-06.4.7.A.6.a - As Country Club Rd. is designated as an Arterial on the COT MS&R Map provide a general note on the cover sheet stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R)

2-06.4.7.A.8 - For development package documents provide:

4. This comment was not fully addressed. UDC Use Specific Standard 4.9.10.B.1.b.(3) was not addressed. COMMENT: 2-06.4.7.A.8.a – As this this site is subject to Use Specific Standards for Hazardous Material Storage as an accessory use to any permitted principal use in every land use group, fuel tank, provide the size of the proposed tank and clearly demonstrate that the requirements of UDC Use Specific Standards 4.9.10.B.1 & 2.d are met.

5. This comment was not addressed. As new building square footage is proposed provide a building expansion calculation on the plan. COMMENT: 2-06.4.7.A.8.c – Depending on how comment 13 is addressed a building area expansion may be required.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

6. This comment was not fully addressed. Provide the number of required and provided van accessible parking spaces. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation is not correct. Parking is not based on Building Code Occupancy, “B” or “S-1”. Review UDC Table 7.4.4-1, RETAIL TRADE USE GROUP, Vehicle Sales, and provide a correct calculation. The vehicle parking space calculation shall include the number of van accessible parking spaces required and provided.

7. COMMENT: 2-06.4.9.H.5.d – As the new short-term bicycle parking has been relocated clearly demonstrate how the requirements of UDC Article 7.4.9.B.1.g are met.

8. This comment was not addressed. COMMENT: 2-06.4.9.H.5.d – As you are proposing new long-term bicycle parking provide a detail that clearly demonstrates that the requirements of UDC Article 7.4.9.D are met.
