Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE COMMENTS: 1. Ensure that Engineering comments and concerns are addressed prior to landscape section approval. 2. Provide the development package case number, TD-DEV-0224-00053, adjacent to the title block on all landscape sheets. 2-06.4.3 3. If room allows, it would be helpful to see the landscape legend (symbols and plant name) on each planting sheet instead of having to refer to sheets L-7, L-8, L-9, and L-14. 4. If room allows, add the irrigation legend to all sheets for consistency. 5. For graphic clarity, can the plant material be shown on the irrigation plans in light gray for reference? 6. On the landscape legend and landscape plan sheets, please differentiate the TOS tree symbols (possibly add a “T” for Transplant to the symbol) and include the quantity. Update the planting plan to match the new symbology. This will help identify and tabulate the TOS trees during review, during bidding and during construction. 7. Label the project property lines on all applicable landscape sheets. 8. Within the subdivision, add and label sight visibility triangles. 9. Label the street names within the subdivision. 10. Label drainage channel improvement on all applicable landscape sheets. 11. Add cacti planting detail to the landscape plan set. 12. Add tree planting on slope and shrub planting on slope details to the plan set. 13. Label all common areas, sidewalks, washes, vegetated slopes with ratio, basins, etc., and refer to the civil plans where applicable. Some of these items are labeled, but for plan set consistency it would be nice to see everything labeled. 14. Label the ROW on all site landscape sheets along Wingate Boulevard. 15. There are several plant species in the hydroseed mix that are not found on the native seed list found within TM 5-02.6.0 Exhibit 1. Please update the hydroseed mix with approved species from the list. ENVIRONMENTAL RESOURCE REPORT COMMENTS: 16. The ERR is sufficient and meets the intent of the code. It is understood that the ERR mitigation plants come from nursery stock, and I’m assuming the overall count tabulated within the planting plan for the subdivision includes the additional mitigation plant material depicted in the ERR? Can a general note be added to the landscape plans that refer to the ERR, Exhibit W on sheet 20 of 34? Or would it make more sense to add the ERR Exhibit W as a supplemental sheet to the landscape plans? NPPO COMMENT: 17. General note #2 does not indicate that embossed metal tags or approved equal were used per UDC 7.7.5. Were embossed metal tags used along with the appropriate colored flagging?
