07/24/2024 Commercial Plumbing REQUIRES RESUBMIT The rim elevation and numbering of many of the manholes has been revised for this submittal, one manhole (located between MH#14 and MH#15), is not labeled, and two manholes are labeled as MH#7. In addition, 15 lots have revised FFE values. The following comments are based on the elevations of the current submittal:
1. Revise the site drawing to indicate that backwater valves will be required for lots 72, 73, 74, 75, 76, 77, 78, 79, 80, 81, ,and 205 because the rim elevation of the next upstream sanitary manhole is less than 12” below the proposed first floor elevations. Reference: Section 714.1, IPC 2018, as amended by the City of Tucson.
2. Revise the site drawing to indicate that backwater valves will not be required for lots 4, 5, 8,9, 12, 67-70, 82, 83, 159, 168-172, 177-189, 203, and 204 because the rim elevation of the next upstream sanitary manhole is 12” or more below the proposed first floor elevations. Reference: Section 714.1, IPC 2018, as amended by the City of Tucson.
3. The need for a backwater valve for lots 17 through 20 is not known because the upstream manhole is not labeled.
08/20/2024 ROW Engineering Review REQUIRES RESUBMIT An additional PIA is required for the new public streets in phase 4. The existing PIA (TR-PIA-0624-00009 - Wingate Blvd, I-2024-009) is only for the improvements on Wingate Blvd. Apply for PIA under subrecords, for PIA guidelines please visit https://www.tucsonaz.gov/Departments/Transportation-Mobility/Private-Improvement-Agreement/Private-Improvement-Agreement-Guidelines.
07/29/2024 Site Engineering REQUIRES RESUBMIT 1. Provide a detail for Basin 5 that clearly shows the proposed contouring on the northwest portion of the basin adjacent to the pedestrian sidewalk and include side slopes.
2. Add a note to Detail L on sheet 22 for front draining lots that states a scupper will be incorporated where storm water drainage crosses proposed sidewalks.
