This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is March 15, 2025. 1. COMMENT: 2-06.4.1 – Provide the registration number of the individual listed as the architect on the cover sheet. 2. COMMENT: 2-06.4.3 – Add the development package case number, TD-DEV-0224-00040, adjacent to the title block on all sheets. 3. COMMENT: 2-06.4.7.A.6 – Provide a general note stating that the project is designed to meet the overlay zone criteria for UDC Section 5.6, Airport Environs Zone (AEZ). Remove the specific reference to UDC 5.6.8. 4. COMMENT: 2-06.4.7.A.6 – The maximum FAR of the site is listed incorrectly and should be listed as 0.30 (UDC 5.6.8.B.1.c). 5. COMMENT: 2-06.4.7.A.6.a – If any additional applications are processed, provide the case number (if applicable) in the lower right corner of each sheet. Additionally, provide as a general note the type of application processed or overlays applicable, a statement that the project meets the criteria/conditions of the additional application or overlay, the case number, date of approval, what was approved, and the conditions of approval, if any. 6. COMMENT: 2-06.4.8.C – Clarify why the total right-of-way width of Old Vail Road is listed as 108.31 feet and not 90 feet as determined and effectuated by the Major Streets and Routes Plan. 7. COMMENT: 2-06.4.9.H.5.a – Automotive Service and Repair uses are within the Commercial Services use group and not the Industrial use group. The calculations are incorrectly provided for the number of required standard and accessible motor vehicle parking spaces. Additional spaces are required for this proposal unless the number of spaces provided is reduced through a Board of Adjustment variance or Individual Parking Plan. 8. COMMENT: 2-06.4.9.H.5.a – Review UDC 7.4.6.H.3 and correct the wheel stop location shown on the Typical Parking Detail on Sheet 7. 9. COMMENT: 2-06.4.9.H.5.d – The calculations are incorrectly provided for the number of short-term bicycle parking spaces required for Automotive Service and Repair uses. Show the location of the short-term bicycle parking facilities in accordance with all of UDC 7.4.9.B and .C. Show bicycle parking facilities fully dimensioned. 10. COMMENT: 2-06.4.9.H.5.d – Demonstrate how the proposed long-term bicycle locker complies with UDC 7.4.9.D.5. 11. COMMENT: 2-06.4.9.O – Per UDC Table 6.3-5.A, when a non-residential use is adjacent to a residential zone, the required perimeter yard is twice the height of the proposed building wall. Perimeter yards are also only measured from property lines. 12. COMMENT: 2-06.4.9.Q – The maximum building height permitted for Automotive Service and Repair uses in the I-2 zone is listed incorrectly and should be listed as 75 feet (UDC Table 6.3-5.B).
