| 05/15/2024 | Site Zoning | REQUIRES RESUBMIT | CDRC TRANSMITTAL TO: Development Services Department Plans Coordination Office FROM: Wyatt Berger Lead Planner PROJECT: Old Vail Industrial Development Package (2nd Review) TD-DEV-0224-00040 TRANSMITTAL DATE: May 15, 2024 DUE DATE: June 13, 2024 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM). Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. The new one-year expiration date is May 15, 2025. 1. COMMENT: 2-06.4.7.A.4 – Clarify the proposed use of the site. Previous email correspondence best classifies the proposed development as a Trade Service and Repair, Major use. Review UDC 11.3.4.E.1 and .2, and UDC 11.3.4.X for further guidance. 2. COMMENT: 2-06.4.9.H.5.d – Demonstrate how the proposed short-term bicycle parking facilities comply with UDC 7.4.9.C.2.d as it appears the proposed building has more than one public entrance. Where buildings have more than one public entrance, short-term bicycle parking must be distributed so that at least one short-term bicycle parking space is within 50 feet of each public entrance. 3. COMMENT: 2-06.4.9.H.5.d – Demonstrate how the proposed long-term bicycle locker complies with UDC 7.4.9.D.4. Where long-term bicycle parking is not within a building and a key, code, or secure method is needed to access the parking facility, a sign must be provided instructing cyclists how access may be obtained. 4. COMMENT: 2-06.4.9.O – This comment has not yet been addressed. Per UDC Table 6.3-5.A, when a non-residential use is adjacent to a residential zone, the required perimeter yard is twice the height of the proposed building wall. The “RX-1” zoning classification is considered a residential zone per UDC 6.3.3.I. Provide the correct required south perimeter yard on the cover sheet.
