Tucson Electric Power Company (TEP) has reviewed and approved the development plan submitted 2/12/2024. There are existing facilities within the development which are depicted upon the plan; however, there are no apparent conflicts with existing facilities at this time.
Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans.
If easements are required, they will be secured by separate instrument. Should you have any easement questions, please contact our land Resources Department,

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is February 01, 2025.

2-06.4.0 Content Requirements:

1. 2-06.4.3 - The administrative street address and relevant case numbers (development package document, subdivision, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet.

COMMENT: Provide the permit number, TD-DEV-0224-00035, per the standard above.

COMMENT: Provide the relevant case numbers (previously approved development package numbers) per the standard above. DP22-0009, DP19-0259, DP13-0224, DP13-0083

2. 2-06.4.7.A.4 - Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses.

COMMENT: Provide the existing use, Commercial-Food Service, in the Site Date section on the Cover Sheet.

3. 2-06.4.9.H.5.a - Show all motor vehicle off-street parking spaces provided, fully dimensioned.

COMMENT: The required amount of parking is not being met. 46 parking spaces are required, plus ADA spaces. The parking calculation shows 41 total spaces including ADA spaces. ADA spaces are in addition to the minimum required parking spaces.

COMMENT: Per UDC Article 7.4.6.D.1, the minimum parking space size is 8.5’x18’. The compact spaces shown on the Site Plan do not count towards meeting the minimum parking requirement.

COMMENT: A Parking Design Modification Request (PDMR) can be applied for to reduce the required amount of parking spaces by up to 5 spaces. Per UDC Article 7.4.10.D.7, a PDMR can be used to modify the dimension requirement of a parking space may modify a dimensional requirement by no more than 10%.

Per UDC Article 7.4.10.D.7, a PDMR the number of parking spaces with decreased dimensions may not exceed 10% of the total number of parking spaces provided.

COMMENT: An Individual Parking Plan (IPP) can be used to reduce the amount of required parking further. Contact Mark Castro at Mark.Castro@tucsonaz.gov for more information on the IPP process.

COMMENT: Per UDC Article 7.4.7.B.2, The stacking area for drive-through lanes must not cross on-site pedestrian access.

The pedestrian access from Grant, and access on the east side of the building crosses over the proposed Drive Thru lane. Provide signage in front of the crosswalk stating not to block the crosswalk and identify the signage on the Site Plan.
