COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC), Administrative Manual (AM) Section 2-06, and the Technical Standards Manual (TSM).

Per UDC Section 3.3.3.G.5.c, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year expiration date is March 25, 2025.

1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0224-00029, adjacent to the title block on all sheets.

2. COMMENT: 2-06.4.7.A.8.c – Keynotes 19 and 20 indicate a new access lane at the “northwest entrance.” As an expansion of the vehicular use area is proposed, provide a lot coverage calculation demonstrating that the total lot coverage of the development does not exceed 60% (see use-specific standard 4.9.7.J.8).

3. COMMENT: 2-06.4.9.H.5 – As the proposed fencing restricts ingress and egress, provide a back-up spur with a minimum depth and radius of three feet, as well as a three-foot dimension from the back-up spur and fencing (UDC 7.4.6.F.4).

4. COMMENT: 2-06.4.9.H.5 – Clarify whether Keynote 13 within the “northeast parking area” is an automatic gate. If an automatic gate is not proposed, demonstrate how vehicles approaching the gate turn around and maneuver within the existing vehicular use area.

5. COMMENT: 2-06.4.9.H.5 – Provide the width of the proposed access lane denoted as Keynotes 19 and 20 at the “northwest entrance.”

6. COMMENT: 2-06.4.9.H.5.a – Sheet 4 proposes to eliminate several standard and accessible motor vehicle parking spaces throughout the development. Update the total number of proposed motor vehicle parking spaces for the development on the cover sheet.

7. COMMENT: Please be aware a separate commercial demolition permit is required for the removal of the parking canopy and columns as noted on the site plan.
