COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 22, 2024.

CONTENT REQUIREMENTS

2-06.4.7 - General Notes

2-06.4.7.A - Zoning and Land Use Notes

3. COMMENT: 2-06.4.7.A.3 – List rezoning case number C9-09-10 adjacent to the title block on all sheets and provide the rezoning conditions on the plan. The proposed development does not match what is shown on the Preliminary Development Plan (PDP) dated 10/22/2009. Provide written documentation for the PDSD Rezoning Section, John Beall, John.Beall@tucsonaz.gov, that the proposed changes will not require a revised PDP.

4. COMMENT: 2-06.4.7.A.4 – General Note 3 the existing use is not correct and should be “Vacant”. The proposed use should be listed as General Merchandise Sales, excluding Large Retail Establishment subject to Use Specific Standards 4.9.9.B.1.

2-06.4.8 - Existing Site Conditions

2-06.4.9 - Information on Proposed Development

7. COMMENT: 2-06.4.9.H.5.a – The wheel stop located dimension show on the “HANDICAPPED PARKING SPACE” detail sheet 5. Review UDC Article 7.4.6.H.3 and provide the correct dimension.

8. COMMENT: 2-06.4.9.H.5.a – The mounting height shown for the handicapped sign is not correct and should be 84” to the bottom of the van accessible sign when mounted on a pole.

9. COMMENT: 2-06.4.9.H.5.d – Demonstrate how the requirements of UDC Article 7.4.9.B.1.e are met for the bicycle parking.

10. COMMENT: 2-06.4.9.L – The existing water easement shown to be vacated on sheet 3 will need to be vacated prior to approval of this DP.

11. COMMENT: 2-06.4.9.O – Show the required 90’ setback from the south property line, see rezoning condition 14.

12. COMMENT: 2-06.4.9.Q – Provide the square footage, height and specific use proposed within the footprint of the building.

13. COMMENT: 2-06.4.9.R – Demonstrate on the plan that a 4’-0” wide sidewalk is maintained between the proposed bollards and the building. Also provide the space of the bollards.

14. COMMENT: 2-06.4.9.U - Indicate graphically, where possible, compliance with conditions of rezoning.

15. COMMENT: 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Also, provide a general note stating all signs require separate permits.
