1. The first paragraph of the second page references Appendix ???, please correct.
2. All of the drainage report appendices are empty, please provide documentation.
3. Demonstrate compliance with first flush retention requirements by providing figures similar to Tables 2.2 and 2.3 in the Stormwater Detention-Retention Manual.

Plan Set
1. Provide curb cuts in the north side of the landscape areas to maximize water harvesting.
2. Indicate the direction of drainage from the roof. Roof drainage may not be directed over sidewalks, it must be directed through the parking lot or underneath the sidewalk by use of scuppers.
3. Indicate whether the existing CMU wall will remain on the east side of the property.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 20, 2024.

2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS

1. COMMENT: 2-06.2.4 – As this site is part of Commonwealth Electric existing site the DP shall include the existing development on parcel 129-05-130S.

2-06.3.0 FORMAT REQUIREMENTS

2. COMMENT: 2-06.3.5 - A three-inch by five-inch space shall be reserved in the lower right quadrant of each sheet for an approval stamp.

CONTENT REQUIREMENTS

3. COMMENT: 2-06.4.1 - The name, mailing and email addresses, and phone number of the primary property owner of the site, shall be provided on the right half of the cover sheet.

4. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0223-00139, adjacent to the title block on all sheets.

2-06.4.7 - General Notes

6. COMMENT: 2-06.4.7.A.4 – It does not appear that the proposed use is correct. Based on Commonwealth Electric’s web page they are a construction services use. Also you state that the existing use is Commercial Storage but Zoning was not able to find approved documents for the use of this site as commercial Storage. Either provide approved permit documents for this use or change the existing use to vacant

2-06.4.7.A.8 - For development package documents provide:

7. COMMENT: 2-06.4.7.A.8.a – As the proposed project is part of the larger site, 129-05-130S, provide the floor area for all structures on the sites.

8. COMMENT: 2-06.4.7.A.8.b – Remove the reference to Lot Coverage from the plan as it is not applicable, UDC TABLE 6.3-5.A.

9. COMMENT: 2-06.4.7.A.8.c – Provide a percentage of building, lot area, and vehicular use area expansion calculation.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

10. COMMENT: 2-06.4.9.A – As this site is made up of two (2) parcels, 129-05-130S & 129-05-130T a lot combination is required. Provide a copy of the approved Pima County Assessor’s Combo Request form with the next submittal.

11. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined.

12. COMMENT: 2-06.4.9.H.5.a – Until Comment 6 is addressed the vehicle parking requirements cannot be verified.

13. COMMENT: 2-06.4.9.H.5.c - Until Comment 6 is addressed the loading space requirements cannot be verified. Also clarify what “LOW INTENSITY LOADING SPACE” is as it is not referenced in the UDC.

14. COMMENT: 2-06.4.9.H.5.d - Until Comment 6 is addressed the bicycle parking requirements cannot be verified.

15. COMMENT: 2-06.4.9.H.6 - 4.9.13.Q 4.9.10.A and 4.9.13.Q

16. COMMENT: 2-06.4.9.O – If it is determined that the Commercial Storage will be the proposed use per Use Specific Standard 4.9.10.A.2 Outdoor storage, when permitted, shall not be located in the street perimeter yard. That said the “OUTDOR STORAGE” shown on the plan is not allowed between the building and the street property line.

17. COMMENT: 2-06.4.9.R – The striped area shown running from the proposed building to the street is required to be a sidewalk meeting the requires of TSM Sections 7-01.4.2 & 7-01.4.3, see 7-01.4.1.A.

18. COMMENT: 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Also provide a general note on the plan stating all signs require separate permits.
